🌸Spring is in the Air🌸
Another Sale on the Books! My first time investor clients had a budget (as most investors!) and they wanted to buy a Single Family, New Construction with the plan to keep it as a long term investment in their burgeoning real estate portfolio. The goal was to break even right away which in their case meant the rent would offset mortgage, taxes and maintenance. The bet is on longer term growth in property value. I leveraged my area knowledge of Greater Sacramento area from in-person research I undertook for a past client and put together a short list of New Construction subdivisions for their preview. During our tour to see the properties, the buyers narrowed the areas down by -
1) Good schools: Always a good indicator of quality tenants and long term value growth
2) Proximity to East Bay: So they can drive out to the property as needed
3) Anticiapated Rental Income: This also tracked with good schools and newness of property

All the requirements added up to the purchase of this beautiful new property in Elk Grove, a city with well-regarded schools and closer to trivalley where the buyers reside. BIG Congratulations to my astute investor clients!

For my 680 Corridor people, the median home prices have been hovering around $1.615M in Dublin to $1.81M in San Ramon with Pleasanton and Fremont in the mid $1.75M range. The days on market are ranging from 15 days (Dublin and Fremont) - 28 days (Pleasanton) with San Ramon in the middle with 22 days.

My assignment was to find a modern one-level condo for a client near a BART station. With my knowledge of the area and previous sales in this neighborhood, I had a hunch the client would like a property near the Warm Springs BART station. After a thorough search all over Fremont to make sure we weren't missing any hidden gems, we circled back to the area I had originally proposed. We went forward with an offer and a quick close the sellers simply couldn't refuse. (No, absolutely *no* horses were harmed in the making of this offer!)

This slide from Compass's Bay Area Chief Market Analyst this morning really struck home for me!

In our Chief Market Analyst's words:
"Though climbing rapidly in recent years, analysts believe CA insurance costs have been held down unnaturally low due to state insurance regulations, which are now being rapidly revised to try to stop insurers from completely fleeing the state (and continuing to shift enormous financial liabilities to the state Fair Plan). Needless to say, the horrifying fires in SoCal will only exacerbate the critical situation regarding insurance. The rates in this chart are changing quickly and substantially."
