Right now Texas is a destination hot spot for people moving from California and New York. This makes great opportunity for seller’s homes to sell quickly and well above asking price. This is also a great time for buyers to take advantage of these extremely low mortgage rates. Buyers are also getting amazing concessions on new builds. Right now we are having massive BIDDING WAR 🤯

The combination of market prices, inventory shortages, and a global pandemic, you need to be armed to put yourself in the best possible position to win a bidding war.

1. Strength of Downpayment: Sometimes a strong downpayment is key, to getting you the keys. Deals are at the seller’s discretion and larger down-payments may be more appealing when up against multiple offers.
2. Offers at or above asking price: In this current housing climate, trying to win a bidding war on your Dream home can mean an offer starting above asking price.
3. Waive seller concessions: Do not ask sellers for certain requirements or conditions on the deal that can make them feel dealing with you, may be difficult or runs a risk of the deal falling through.
4. Write a sincere letter to the sellers from your heart: A letter describing specifically what you love about this home and how much you can’t wait for your family to come and enjoy it as well.

In this current housing climate it is extremely competitive and little tips like these can make all the difference in whether you win Your Bidding War or not...

It was a pleasure helping the Bells, an amazing couple find their beautiful new forever home. As the buyers and sellers chatted with one another after the closing, it reminded me that as human beings, we all have a lot more things in common than different!
