With our experience we see much more than the obvious. In the photo below the wire being pinched by the panel cover is obvious. BUT, the wires entering "properly" in the top of the panel have their screws too tight. Eventually they will squeeze the plastic insulation out and may short out the wires; NOT GOOD!

Home Inspectors are Essential !---Total useless application of a joist hanger bracket. The floor joists were cut nearly through and floor sagging. Start eating in dining room, finish in garage!

IR camera proving Electric panel still overheating; panel needs replacement due to heat damage. One lug was 156 degrees, the other 92, with little load on this electrically heated house. Resulting fire likely if not corrected!

Radon Testing Time 48hrs minimum per EPA, An on the spot test, a grab sample, is not accurate enough because radon varies over time, can be large swings.

Double trouble; Floor joist notch (80% strength compromised) but there is more, boiler flue pipe is much too close to wood. So will the floor joist break or the house burn down first???

Todays Inspection we found missing insulation in the cathedral ceiling, see Infrared camera photo. Dark color is cooler, the black and white photo just to help people see where the IR photo was taken

Ice dam can cause damage by water leakage through the roof. Below water running down outside, it is dark in color so for sure leaked through the roof. Improper venting and insulation are the causes

With snow on the roof is a good time to evaluate heat loss and venting problems with your home. Photo below shows a clear area of the roof, there is much heat loss here and improper venting.
