Want to buy a home in Pittsburgh, but mortgage rates have you putting your plans on hold?

Before you rule out a home you love, it may be worth exploring what a seller-funded temporary mortgage buydown could mean for your monthly payment.

Swipe to see illustrative financing scenarios for homes for sale in Wexford, Pittsburgh and Sewickley, PA, with purchase prices from $399,000 to $950,000.

These examples show a 2-1 buydown:
• Year 1: Your payment is based on 4.99%
• Year 2: Your payment is based on 5.99%
• Years 3–30: Your payment is based on the full 6.99% note rate

If negotiated and approved, the seller contributes funds at closing to help cover the payment difference during the first two years. The underlying mortgage rate stays the same.

The goal is to understand both the initial savings and the full payment, so you can make a decision that works for you long term.

If you’ve put your Pittsburgh home search on hold because of mortgage rates, I understand. The monthly payment has to make sense.

But the asking price and the rate you see online may not tell you the whole story. Depending on the home and the seller, there may be room to negotiate the price or ask for a credit toward closing costs or a rate buydown. A lender can also help you compare loan options, including an adjustable-rate mortgage, so you understand the payment now and what it could be later.

That’s the conversation I’d have before deciding whether to wait: Which homes do you love? What would you be comfortable paying each month? And is there a way to put the two together?
