Buyers, this is big.

The housing market is giving you a level of negotiating power we haven't seen since the years following the housing crash.

According to Redfin, there are now 63% more sellers than buyers nationwide, and 41 of the 50 largest metros favor buyers. That means, in most places, you have more say in what you're willing to pay, what you're willing to accept, and what you want to negotiate.

And sellers have more reason to listen.

Of course this varies market to market, but this shift is creating opportunities for buyers who are ready to jump in – even with today’s higher rates.

According to Zillow, the typical starter condo costs under $200k nationally. Part of the reason they can be more affordable than a single-family home is because they’re normally smaller.

Sure, you may trade some square footage or a backyard for shared walls and an HOA fee. But you could also get a lower purchase price, great amenities, and less maintenance to handle yourself.

And if that means getting your own set of keys sooner, it could be an option worth exploring.

An evening filled with love, hope, friendship, and a community coming together for a cause that touches so many of our lives. ❤️

A heartfelt THANK YOU to my beautiful, kindhearted friend Racheal Lee for hosting such a special event 💗 𝓡𝓸𝓼é 𝓐𝓵𝓵 𝓓𝓪𝔂 💗 at the Pittsburgh Glass Center in honor of Breast Cancer Awareness Month! 💕

The evening was about so much more than wearing pink. It was about celebrating the survivors, supporting those courageously fighting breast cancer, and honoring the loved ones and friends we’ve lost along the way. 🎀

It was truly heartwarming to see so many wonderful people come together to raise funds benefiting UPMC Hillman Cancer Center and support a cause that means so much to so many.

Sadly, cancer has touched far too many of our lives. Evenings like this remind us of the incredible power of friendship, kindness, generosity, and community. 💗

To those fighting, those who have survived, and those we carry forever in our hearts — this evening was for YOU! ❤️

🎀 Let’s continue spreading awareness, encouraging early detection, supporting one another, and making a difference — not just in October, but every day!

Same time of year. 2 very different stories. And mortgage rates are a big reason why.

Last fall, mortgage rates came down and the number of homes for sale barely budged. This fall, rates have climbed above 7%. Some buyers have pulled back, homes are taking longer to sell, and instead of coming off the market, more listings are sticking around.

Since August, the number of homes for sale has grown by about 25,000. So, what does that mean for you?

Buying? You’ve got more homes to choose from and potentially more room to negotiate on price, repairs, or closing costs.
Selling? Buyers have more options, so you’ve got to give them a reason to choose your house. That means getting the price right from day one and making sure your house stands out from the competition.
