Provides "peace of mind" for the client and assists those with fiduciary responsibility by providing written documentation of repairs from an independent third-party. Not all stucco inspections are the same.

When we perform moisture probing, we don't simply seal the probe locations with a standard tube of caulk and call it good. On this beautiful blue stucco home, we custom color-matched the sealant to blend with the existing finish, helping make each probe location as discreet as possible.

🔍 Moisture Probing: Critical Information. Minimal Impact.

One of the most common concerns property owners have when they hear the term invasive moisture probing is, “What will my walls look like afterward?”

The two photos below tell the story.

The first photo shows two sealed moisture probe holes that are just ¼-inch in diameter and approximately 1 inch apart. In the second photo, the locations are identified with blue arrows because they are extremely difficult to find without assistance.

At Evans Exterior Inspections, moisture probing is a critical part of evaluating the performance of stucco, EIFS, manufactured stone veneer, and other cladding systems. It allows us to determine whether moisture intrusion is occurring behind the exterior surface and within the wall assembly—information that simply cannot be obtained through a visual inspection alone.

After testing is completed, probe locations are properly sealed and, in most cases, concealed using custom color-matched sealants selected to blend with the existing finish. Our goal is not only to protect the wall assembly but also to maintain the appearance of the structure.

Many clients and property owners are initially hesitant about invasive testing. However, once they see the size of the probe holes and the care taken to properly seal and conceal them, they quickly understand why moisture probing is considered the industry standard for identifying hidden moisture problems.

Today’s inspection revealed significant concerns with a stone-veneer chimney. As you can see in the photos, efflorescence is present on both the front and rear faces of the chimney—a clear indicator of moisture intrusion.

A major contributing factor: the chimney cap was constructed entirely of mortar, which offers inadequate long-term protection and often allows water to pe*****te directly into the structure. Over time, this can lead to internal damage, mold, rot, and costly repairs if not addressed properly.
