Haley did her due diligence and signed up for our FREE homebuyer workshop in April and by the start of August she was a first-time homeowner! Jordon and Haley formed her buying team just after the workshop- PHG agent and lender - and they hit the ground running. She was renting and decided to make Philly home and be a bit closer to family after having spent some time on the west cost. They spotted a coming soon listing that had Haley's must have's all over it! After inspection Jordon went to bat and negotiated a few minor issues and boom she closed! "I selfishly wanted to never find them a home so we could keep hanging out"- PHG agent . Spoiler- Melissa is too good at her job to let that happen, but she will miss touring and house hunting with her clients Danie and Melanie. They HUNTED for this one, the crew battled the rain, extreme heat, weird houses that AI baited them into seeing. They were specifically looking for a basement that had the perfect layout for all the flyers gear that Melanie has in storage (AKA nicknamed "The Gritty Den" by Melissa). Looks like she'll be breaking it out because they found the house! Danie gets a solid patio space, and the pup, Brew, gets AC and a new couch that will be all his. Everyone wins! Lender worked his magic on the financial side. The cherry on top was they closed on Danie's bday! We know Melissa will be making plans for a future hangout- ! We LOVE when this happens! Jessica and Michael contacted PHG agent looking for a rental. They were moving from out of town and wanted to rent first before deciding where to land. But then... they looked at the numbers of renting vs buying with lender and decided it was a smarter move to buy. And because they used a VA loan it was a no brainer! With Caitlins guidance and expertise they found the neighborhoods they wanted to search in. They weren't even deterred when one offer didn't make the winning bid- and as we always say- it was meant to be as their REAL home was waiting for them! Let's celebrate Angel and Ambar! They wen't house hunting with their trusty PHG realtor and found the one. They weren't the only one's to fall in love and ended up in a multiple offer situation. No worries tho because they won! They thought THAT was the hard part, but then they had an appraisal issue as the lender was a Zillow lender not familiar with Philadelphia properties. They switched to local lender and it there was no issue 💅. The sellers raised their kids in the house (38 years!!) and now they are ready to pass this lovingly maintained and updated home to the new owners. Congrats Angel and Ambar!
