A recent Philadelphia Inquirer article reported that 35% of Airbnb and Vrbo rentals in Philadelphia may not have the proper licensing, based on a new City Controllerโs Office report.
That is a major warning sign for short-term rental owners.
In Philadelphia, Airbnb and Vrbo rentals are regulated uses. Depending on whether the property is your primary residence, you may need zoning approval, a Limited Lodging Operator License, visitor accommodations approval, a rental license, hotel designation, inspections, renewals, or other compliance steps.
Common issues include:
โข Listing before getting the right license
โข Using the wrong license type
โข Letting a license expire
โข Operating a non-primary-residence rental without proper approval
โข Assuming Airbnb or Vrbo approval means City approval
If the City increases technology-based enforcement, noncompliant listings may become easier to identify.
If you own or plan to operate a short-term rental in Philadelphia, now is a good time to review your permit and license status before there is a violation, fine, or delisting issue.
Philadelphia Zoning can help you determine what approvals are required and how to address compliance problems.
