I’m so excited to be part of the Making Strides Against Breast Cancer of Pensacola Official MSABC Pensacola event on August 27 at 5:30 PM at Jade Venue! This special evening is all about coming together, connecting, and building momentum for an incredible season ahead as we work toward making a difference in the fight against breast cancer.

There will also be a silent auction, and I’m especially excited to contribute a basket filled with some of my favorite local goodies from Pensacola! 🛍️💗

What an honor to support such an important cause alongside our amazing community. Together, we can make strides, raise awareness, and support those affected by breast cancer. 🎀

Have you ever heard someone say, “This home is NOT in a flood zone”? 🏡🌊

Here’s the truth: that statement can be misleading.

FEMA has different flood-zone designations, and not all flood zones carry the same level of risk.

For example:

🔹 Zone X (Unshaded) – generally considered a minimal flood-hazard area and outside the 500-year floodplain.

🔹 Zone X (Shaded) – represents a moderate flood hazard, generally associated with the 0.2% annual-chance (500-year) floodplain.

🔹 Zones A & AE – areas with a 1% annual chance of flooding, commonly referred to as the 100-year floodplain.

🔹 Zones V & VE – coastal areas with a 1% annual chance of flooding and additional hazards from storm waves.

So when someone tells you, “It’s not in a flood zone,” don’t stop there. Ask:

👉 What is the FEMA flood-zone designation?
👉 Is the property in a Special Flood Hazard Area?
👉 Is flood insurance required by the lender?
👉 Should I consider flood insurance even if it isn’t required?

And remember—being outside a high-risk flood zone does NOT mean a property can never flood. Flooding can occur outside FEMA-designated high-risk areas.

I always encourage my buyers to verify the property’s current FEMA designation and discuss flood insurance with a qualified insurance professional before making a purchase.

The Lord is my strength and my shield; my heart trusts in Him, and I am helped; therefore, my heart triumphs; and with my song I shall thank Him. Psalm 28:7

Selling a home is never just a transaction—especially when it’s a home where you’ve built 58 years of memories, milestones, laughter, and love.

Beverly was making a very emotional transition, moving out of state to be closer to her family. I am so incredibly grateful that she and her children trusted me to help guide her through this process.

There was so much more involved than simply selling the home. From coordinating the many details that needed to be handled, helping navigate the moving process, and being there whenever she needed assistance, I was honored to walk alongside Beverly through it all.

We were also working through the process of coordinating the purchase of another property as part of this transition, which added another layer of details to manage.

It wasn’t always easy, but being able to be there for Beverly and her family during such an important season of her life brought me great joy and gratitude. ❤️

Behind every polished real estate video is usually about 10 takes, a few wrong words, a surprise interruption, and at least one moment where I completely lose it! 🤣

From the peaceful trails of Pensacola and Perdido Key to the beautiful paths around Pensacola Beach, there’s something special about getting outside and enjoying the natural beauty right here in our own backyard.

Whether you’re looking for a relaxing morning walk, a scenic sunset stroll, a place to clear your mind, or simply a beautiful spot to reconnect with nature, these trails are some of my favorites. 💙
