Looking for something to do around Atlanta this Labor Day weekend? πŸ‡ΊπŸ‡Έ

Before summer officially starts winding down, here's your reminder to get out and enjoy the city.

Sometimes the best part of a long weekend isn't going anywhere far. It's finding something fun close to home and spending a little extra time with the people you care about.

What are you doing for Labor Day weekend? Drop your plans in the comments.

And if you have a favorite North Atlanta spot that's perfect for a long weekend, I'd love to hear about it.

If you've been talking about making a move but keep saying, "Maybe next year," this is your reminder that there is still time to make it happen before the holidays.

The key is starting with a realistic plan. We need to know what you're looking for, what your current home needs to sell for, and what needs to happen between finding the right house and getting to the closing table.

And if you're downsizing or relocating, there's often a little more to coordinate. That's where having someone who understands the process can make the move feel much more manageable.

Imagine sitting around the Christmas tree this year in a home that actually fits where life is taking you next.

Thinking about making a move before the holidays? Let's talk.

πŸ“© Send me a message and we'll figure out what your timeline could look like.

Wait... Are glass blocks cool again? πŸ‘€

If you are around in the '80s or '90s, you probably have a very specific image in your head when you hear "glass blocks."

But here's the funny thing about home design. What feels dated today can become the next "new" trend tomorrow.

Designers are bringing glass blocks back in a more modern way, using them to add natural light and privacy without making a space feel closed off. Bathrooms, room dividers, entryways, and even kitchens are getting a fresh take on this old-school material.

And honestly, I think that's one of the fun parts of real estate. Homes change with the times, but not every trend is for everyone.

Some people will see glass blocks and think, "Absolutely not."

Others will see an opportunity to bring back something familiar in a completely different way.

So, be honest... Would you put glass blocks in your home?

πŸ‘ Yes, I kind of love the comeback
πŸ‘Ž Nope, they can stay in the '80s πŸ˜‚

Some of these are probably a little too accurate... πŸ˜‚

The longer I’ve been in real estate, the more certain things just become part of who I am.

I can't drive past a For Sale sign without wondering what's happening with the property. I'm always paying attention to neighborhoods, new developments, what's selling, and what's sitting.

And if someone texts me with a real estate question, I’m probably going to answer it, even if they aren't planning to make a move anytime soon.

Honestly, I enjoy that part of the job.

Some of the best conversations I've had with clients started with a simple question. Maybe they're curious about what their home is worth, wondering if a neighborhood would be a good fit, thinking about downsizing, or just trying to understand what's happening in the North Atlanta market.

You don't have to be ready to buy or sell to call me.

If I can answer a question, point you in the right direction, or help you think through an upcoming move, I'm always happy to do it.

That's what being a good real estate advisor means to me. Being someone you can call before you're ready, not just when you're ready.

πŸ’¬ What's the most random real estate question you've ever wanted to ask an agent? Drop it below. I'm curious.

The most unhinged things to do during your final walk-through... πŸ˜‚

Okay, maybe "unhinged" is a little dramatic. But your final walk-through is absolutely not the time to be shy.

Open the cabinets.
Flush the toilets.
Turn on the faucets.
Check the lights.
Open the windows.
Run the appliances.
Look under the sinks.
Check the garage.
And yes, walk through the house like you're already living there.

You're not trying to find reasons to back out. You're making sure the home is in the condition you agreed to purchase before you sit down at the closing table.

I always tell my clients, this is your last chance to take a good look around with a buyer's eye.

The pretty finishes caught your attention when you first saw the house. Now it's time to make sure the little things are working too.

Because after closing, it's your house. And that's exactly why the final walk-through matters.

I've been around long enough to know that no two markets are exactly alike.

I've seen buyers rush into a market, buyers sit on the sidelines, sellers get nervous, rates change, and headlines make everyone wonder what happens next.

But the fundamentals of good real estate advice don't change.

Listen to your client. Know the market. Communicate honestly. Stay calm when things get complicated. And most importantly, understand that every move is personal.

That's especially true when you're helping someone downsize, relocate, or sell a home they've owned for decades.

Experience doesn't mean I've seen everything.

It means I've learned how to handle what comes next.

And after years of helping families navigate North Atlanta real estate, that's the confidence I bring to the table.

There comes a point when a home with more stairs, more rooms, and more maintenance doesn't necessarily mean a better home.

Sometimes, you just want life to be a little easier.

πŸ“ 3097 Oakside Circle, Milton, GA 30004

That's what stands out about 3097 Oakside Circle in the Orchards of Windward. This 2-bedroom, 2-bath home offers true single-level living in a welcoming 55+ community, with an open layout, vaulted ceilings, abundant natural light, and a bright sunroom that's perfect for morning coffee or spending time with friends.

The kitchen is clean and functional, the living area has a classic fireplace, and the primary suite gives you the comfort and privacy you want without having to navigate a large home.

And then there's the location.

You're close to Windward Parkway, GA-400, shopping, restaurants, and everything that makes Alpharetta such a desirable place to call home.

For me, the appeal of this home isn't just that it's single-level.

It's what single-level living gives you back.

Less maintenance. Less worry. More time for the things you actually enjoy.

If you're 55+ and thinking about downsizing, simplifying, or finding a home that better fits this season of your life, I'd love to show you what this kind of move can look like.

πŸ’¬ Comment "SINGLE LEVEL" and I'll send you the details.

You're under contract! πŸŽ‰ πŸŽ‰πŸŽ‰ What should you avoid? πŸ‘€

Getting an accepted offer is exciting, but you're not at the finish line just yet.

A few things I tell my clients to avoid once they're under contract:

❌ Don't make a major purchase that could affect your financing.

❌ Don't open new credit accounts or move large amounts of money without talking to your lender.

❌ Don't make major changes to your employment or income situation if you can avoid it.

❌ Don't ignore requests from your lender, agent, or closing attorney.

❌ And most importantly, don't assume everything is handled just because the contract is signed.

There are still inspections, appraisals, financing, title work, negotiations, and plenty of details happening behind the scenes.

This is where having an experienced agent matters. My job isn't just to get you under contract. It's to help you stay on track all the way to the closing table.

Especially when you're making a major move, you shouldn't have to figure it all out alone.

If your real estate agent answers the phone at 9 PM on a Saturday...

You don't just have an agent.

You have someone who understands that buying or selling a home isn't a 9-to-5 decision.

Sometimes the important call comes after dinner. Sometimes an offer comes together late at night. Sometimes a question can't wait until Monday morning.

And when you're making one of the biggest financial decisions of your life, you shouldn't feel like you're navigating it alone.

For me, being available isn't about being busy 24/7 just to say I am.

It's about being there when my clients genuinely need me, especially when something important is on the line.

Because behind every transaction is a family, a move, a new chapter, or a major life decision.

That's what I care about.

πŸ’¬ What's the most important quality you want in a real estate agent?

Tell me in the comments.

πŸ“ 3097 Oakside Circle, Alpharetta, GA

Is your home working for you? Or are you working to keep up with your home?

That question comes up often when I talk with homeowners who are starting to think about their next chapter.

Maybe the house has more space than you need now. Maybe the stairs are becoming a little less convenient. Maybe you're spending your weekends maintaining rooms, a yard, and projects that no longer fit the way you want to live.

Sometimes, the goal isn't to have more home. It's to have more time to enjoy your life.

That's what caught my attention about 3097 Oakside Circle in Alpharetta.

Located in the Orchards of Windward, this home offers a low-maintenance lifestyle with true single-level living, 2 bedrooms, 2 bathrooms, vaulted ceilings, an open layout, and a bright sunroom that's perfect for morning coffee or can convert to a bright home office.

And you're still close to Windward Parkway, GA-400, shopping, dining, and everything that makes Alpharetta such a great place to live.

For the right buyer, this isn't simply a move into a smaller home. It's a move toward a home that fits the way you live today.

If you've been quietly wondering whether your current home still makes sense for your lifestyle, I'd be happy to talk through your options. No pressure, just an honest conversation about what your next chapter could look like.
