The high wire act of buying and selling a home at the same time can sound complicated and stressful. Our client’s dream was to move to Dana Point this summer. But we needed to sell their home in Monrovia simultaneously in order to accomplish this. 45 days later, our client is living that dream.

In the past year we’ve successfully closed 8 transactions for clients with a sale contingency, closing concurrently on the purchase of a new home with the proceeds from their sale. I jokingly describe these deals as “landing a jumbo jet on an aircraft carrier.” But the reality is, these transactions are very doable. In fact, we’ve never missed.

What is a sale contingency: it’s a clause in a purchase contract allowing a buyer to back out if their current home doesn’t sell, often protecting them from being stuck with two mortgages or lacking funds for the next purchase.

This isn’t about buyers exploiting the system. It’s about adaptability in a changing market where both buyers and sellers are recalibrating expectations.

In 2024-25, a confluence of shifting market conditions have encouraged more sellers to consider accepting contingent offers:
• Markets are cooler, reducing seller leverage.
• Deal fall-through rates are rising, making any committed offer valuable.
• Sales timelines have stretched.

Many people today who actually want to move feel stuck. Locked in to their low rates. How can they break out of these “golden handcuffs”?

But factors such as appreciation, market shifts, and new financial tools that support contingent sales strategically, can open up all kinds of interesting possibilities.
