A year ago the 30-year fixed was 6.56%. This week it's 6.66%.

Rates didn't come down. They went up. And over that same year, the typical Pasadena home gained 0.1%.

So a year of waiting bought a worse rate and no discount.

But the number that actually decides what you pay did move. Pasadena homes are taking 53 days to sell, up from 47 last year, with 441 active listings. That is negotiating room buyers have not had in a decade.

The negotiating window is open 🪟

Rates are flat — the 30-year fixed averaged 6.66% on Aug 27, barely moving all month. What IS changing is time. California homes now take a median 26 days to sell (up from 23 in June), and supply climbed to 3.4 months.

Locally, prices are still strong: Pasadena's median is about $1.26M (+9.2% YoY) and South Pasadena is at $1.98M (+23.2% YoY) — but Pasadena homes are sitting closer to 45 days.

Nationally, roughly 4 in 10 listings have taken a price cut.

Buyers: this is the moment to ask for credits and repairs again.
Sellers: price to today's data and you'll still sell fast.
