IMPORTANT GOVERMENT SHUT DOWN INFO for Anyone Buying, Shopping, or Looking to Refi—Especially REALTORS 🏡✨

Wondering how the government shutdown might affect your deal? Here’s the good news: most people won’t notice a thing! 🙌 But for a few, it could be significant. I’m currently working on multiple deals with multiple lenders, so here are the cliff notes from my first-hand experience:

1️⃣ Will this affect my loan?
Not in any way I’ve seen (so far). VA, FHA, Fannie, and Freddie are not actually government organizations; they’re private companies backed by government insurance. I have loans in each category closing in the next couple of weeks with zero delays. Private money, Non-QM, and specialty programs (not government-insured) don’t care about the shut down at all (loan wise). 👍

2️⃣ Will it cause delays?
Not in any way I have seen. Honestly, some things are moving even faster than usual for me (unrelated just lucky!🍀). While I’m sure there are issues somewhere, I haven’t run into any delays myself.

3️⃣ What about FEMA flood insurance?
This is the only PITA I’ve hit. FEMA is closed 🚫, so new FEMA flood policies are on hold (including transfers) until the government reopens. More on this in commentd, but the good news: homes can still qualify for private flood insurance. 🏠💧
