The housing market is not dead. It is just not the wild “throw a sign in the yard and get 14 offers by dinner” market anymore.

According to the National Association of REALTORS®, May 2026 existing-home sales rose 3.2%, reaching a seasonally adjusted annual rate of 4.17 million. The median existing-home sales price was $429,300, and inventory sat at 4.5 months of supply.

So what does that mean in normal-people language?

Buyers still want homes.
Sellers can still win.
But pricing, presentation, and strategy matter way more now.

For buyers, this market may give you a little more room to think than the frenzy years did.

For sellers, this is not the time to “just try a high number and see what happens.” Buyers are watching. Hard.
