New Redfin data says the power has officially shifted:
• Buyers are scoring 7.9% below list — the biggest discount since 2012 (that’s about $31,592 back in your pocket).
• There are 47% more sellers than buyers right now — a record gap.
• Nearly 2 out of 3 buyers paid less than list price, the highest since 2019.

Translation: this is no longer a “name your price and pray” market.
If you’re buying, leverage is back.
