Monday Morning Real Estate Tip: Ask About the Reserve Fund

Before you fall in love with a home in a country club community, ask to see the HOA's reserve study. This document shows how much money the association has set aside for big-ticket repairs — think roof replacements, clubhouse renovations, pool resurfacing, or golf course maintenance. A healthy reserve fund means the community is financially prepared for the future; a thin one can mean surprise special assessments down the road.

**If you walked into your home TODAY as a buyer, what would you notice first?** 👀🏡

Not what you love about it.
Not what you’ve gotten used to.

What would a BUYER see?

Would they notice that beautiful view?
The remodeled kitchen?
The light coming through the windows?

Or would they notice the tired carpet, too much furniture, or that little repair you’ve been meaning to get around to for three years? 😂

One of the things I love doing with homeowners is walking through a home with **fresh buyer eyes**.

And sometimes the things sellers think they need to spend money on aren’t the things I’d recommend at all.

Let’s Talk Air Conditioning!

Here in the Coachella Valley, your air conditioner isn’t just another appliance—it’s practically a member of the family! 😂

If you’re thinking about selling your home, don’t wait until the home inspection to find out your A/C needs attention.

A few simple things we recommend:

❄️ Have your A/C serviced regularly — especially before putting your home on the market.

❄️ Change those filters! A clean filter helps your system run more efficiently.

❄️ Know the age of your system. Buyers will often ask, and your home inspector will definitely take a look.

❄️ Keep your service records. Showing buyers that the system has been properly maintained can give them extra peace of mind.

And remember—an older A/C system doesn’t automatically mean you need to replace it before selling. Have it checked first and talk with your real estate agent about what makes sense for your particular home.

Even away from the valley this summer, I catch myself already thinking about fall. 🍂
There's something about that first cooler morning — pickleball courts filling back up, patio dinners with neighbors, clubhouse calendars starting to fill with events. I'm already looking forward to it. The Holidays are on their way...Even if you don't want to think about, have you been to Hobby Lobby or Michaels...Holidays Everywhere....yikes

"Why I Still Love Showing Homes and Open Houses After All These Years"

People ask me sometimes if this job ever gets old. Honestly? Moments and people like this one are exactly why it doesn't.

I was working an open house a while back, and a woman walked in with her daughter, who was in the process of moving to the desert. The mom looked around and said, "I'll never move to the desert. It's just not for me." I told her that was completely fine — it is beautiful here, but it's not for everyone. I handed her my card anyway and told her if she ever changed her mind, I'd love to help.

About a week later, she called me. Turns out her plans had changed right along with her daughter's move. We got to talking, and she mentioned she was from Rancho Santa Margarita.

Rancho Santa Margarita. That stopped me for a second, because that's exactly where Dean and I bought our first condo when we got married.

Turns out, it wasn't just the same city. It was the same building.

I ended up finding her a cute place on a golf course in La Quinta, close to where her daughter had settled. What started as an open house she almost didn't walk into turned into a real friendship — one that's lasted years now, with her daughter close by and her right at home here in the valley.

You just never know who's going to walk through that door. That's the part of this job I never get tired of. ☕🏡
