Buying a home can stretch your budget, but seller concessions may help you keep more of your savings available for moving costs and unexpected emergencies! Here’s a practical checklist to discuss with your lender and real estate agent:

✓ Closing costs and prepaid expenses
✓ A temporary mortgage rate buydown to lower payments at the beginning of the loan
✓ A permanent rate buydown, if allowed and beneficial
✓ A home warranty for added protection after closing
✓ Repairs or credits for issues found during the inspection
✓ Seller-paid HOA or association fees
✓ Help addressing an appraisal gap, when possible and properly structured
✓ Personal property you want left behind, such as appliances or furniture

Ask your lender first what your specific loan program allows. Concessions are negotiated as part of your offer and depend on what the seller agrees to, the home’s appraisal, and lender limits on credited funds.
