Could Florida Property Taxes Be Eliminated? What Homeowners Should Know About Governor DeSantis’ New Proposal

Florida property taxes are suddenly one of the biggest real estate conversations in the state.

Governor Ron DeSantis has announced a new proposal aimed at providing major property tax relief for Florida homeowners, including a possible increase of the homestead exemption to $250,000 and a longer-term path toward eliminating property taxes on homesteaded primary residences.

That sounds like a major change, and it could be.

But it is important to understand one key point:

Florida property taxes have not been eliminated. This is still a proposal.

For this to become law, it would first need to move through the Florida Legislature and then be approved by Florida voters as a constitutional amendment.

For homeowners, this could potentially reduce annual carrying costs in a meaningful way. For buyers, it could also affect demand, affordability conversations, and how people compare homesteaded primary residences with second homes, investment properties, and non-homesteaded ownership.

It could also raise important questions for local governments, schools, public safety, infrastructure, and other services that are currently funded through property taxes.

Our advice right now is simple: watch the proposal closely, but do not make real estate decisions as if the law has already changed.

For now, buyers and sellers should continue evaluating property taxes under current Florida law while keeping an eye on how this proposal develops.

As always, the details matter, especially in local markets like Jupiter, Palm Beach Gardens, Tequesta, Juno Beach, North Palm Beach, and the surrounding Northern Palm Beach County communities.

Most Jupiter buyers focus on negotiating the list price and miss finding leverage in other areas. 📍🏡

Meanwhile, the levers that can save you the most don't touch the list price at all.

If financing in certain price points, we can ask sellers to buy down your rate. This can save you tens of thousands over the life of the loan.

Then there's the repair credits. Instead of going back and forth over who fixes what, ask for a credit at closing and handle the repairs yourself so they are done right. 🧱

You keep the money, choose your own contractor, and what it looks like when it's finished.

Don't forget to ask what stays with the home. Furniture, window treatments, these are all negotiable. (And that's money you don't have to spend later).

And most importantly: talk to more than one lender. We’ve seen the same buyer get wildly different rates just by making two extra phone calls. 📲
