Before spending money, sort possible projects into three groups:
🔧 Problems that could affect safety, financing, or insurance
🧹 Small repairs and cleaning that help the home feel cared for
🎨 Expensive updates that may not give you the money back

Sometimes repairing an issue makes sense. Sometimes pricing the home with its condition in mind is the better choice.

That estimated payment beside an online listing can look pretty convincing, but it may not tell the whole story. 🏡💸

Your actual housing cost could include principal, interest, property taxes, homeowners insurance, mortgage insurance, HOA dues, and possibly flood insurance.

Even two homes with the same price can have different monthly costs because the taxes, insurance, and other expenses aren’t always the same.

Use the online number as a starting point, not a promise. Before you make an offer, ask your lender to calculate the payment for that specific home.

Try a few of these weekend projects:
Clean the front door and porch.
Replace faded house numbers.
Add a new doormat.
Trim shrubs away from walkways.
Pull weeds and add fresh mulch.
Place one or two planters near the entrance.
Clean the exterior light fixtures.

Choose improvements that are easy to maintain. Ten planters look lovely until July shows up and they all demand water twice a day.

Should You Paint an Accent Wall?

An accent wall can add personality, but choosing the right wall matters.

Pick a wall that already draws attention, such as:
The wall behind the bed
The fireplace wall
The wall behind a TV or console
A wall you see when entering the room

Avoid choosing a wall just because it was the easiest one to paint. There should be a reason your eyes are being pulled toward it.

If bold paint feels like too much, try wallpaper, wood trim, or a softer shade of your main wall color.
