Most people who try to handle an Orlando home from another state end up overwhelmed. The ones who don’t all have one thing in common.

It isn’t luck. It isn’t a hot market. It’s who they had in their corner before anything got complicated.

We recently helped out-of-state buyers close on their Orlando vacation home while their permanent residence sat in another state entirely. Tight timelines, a market they don’t live in, and a purchase that had to move forward almost entirely from a distance.

Here’s what most out-of-state owners don’t realize until they’re in it: the hard part isn’t the part you see on paper. It’s everything underneath. Decisions made from hundreds of miles away. Details you can’t drive over to check. Deadlines that don’t pause because you happen to live somewhere else.

That’s where deals run from a distance usually unravel. This one didn’t.

We kept every moving piece organized, communicated clearly at each step, and carried the load so the distance never became theirs to manage. What could have been stressful stayed calm, start to close.

Their review said it better than we could: “they kept everything organized, communicated clearly, and made what could have been a stressful experience feel seamless and efficient.”

If you’ve moved on but still own a home in Orlando, here’s the part nobody tells you: you don’t have to manage the sale from a distance. That’s our job.

Comment MOVE and we’ll set up a listing consultation, a timeline and pricing strategy to sell your Orlando home from out of state, start to close.

Picture an Orlando July where the heat never quite reaches you.

You take your coffee out to the screened patio above the pool. By afternoon the wood French doors are open and the living room spills onto the deck. At dusk you walk straight down the private staircase to the brick streets of the Lake Cherokee Historic District, one of the oldest pockets in Downtown Orlando, where the trees are old enough to shade the whole block.

Inside, the renovation reads as one idea instead of ten. Light oak cabinetry, brass hardware, quartz counters, LG stainless appliances, a brick wood-burning fireplace, and stained wood trim running through the home. The main level has a flexible room with double doors, a closet, and a full bath across the hall, so it works as a guest space or an office without giving anything up. Upstairs, the primary suite opens to its own screened balcony in the trees, with a renovated bath, dual sinks, and a frameless glass shower.

Three bedrooms, three baths, a two-car garage, and private outdoor space on every floor in a corner unit of Cherokee Place. From here it is a few minutes to the Dr. Phillips Center, Saturday mornings at the Lake Eola farmers market, and the downtown Main Street districts.

Want the full details on this Lake Cherokee home? DM us and we’ll send everything over.

The features in this Lake Nona home that completely sold me, and the first one is a room most floor plans here do not give you.

The Aspen plan at Gatherings comes with a true flex room, and that is the one that changes how you actually live in the space. Home office Monday through Friday, guest room when family comes through, studio or reading room the rest of the time. It is the kind of square footage you stop noticing because you end up using it every single day.

From there it is the finish work. A quartz kitchen with stainless appliances, a tile backsplash, and mission-style cabinetry with crown molding, pendant lighting, and under-cabinet lighting, all opening to a bar with seating that flows into the living and dining areas. The owners ran upgraded tile through both bedrooms and the closets, added ceiling fans throughout, and built custom shelving into every closet, not just the primary. Small decisions, but they are the ones that tell you someone set this place up on purpose.

Then the balcony. It faces the Lake Nona pastures, which means your evenings come with an open western view and a sunset most second-floor units here do not get.

Two bedrooms, two baths, 1,445 square feet, a detached one-car garage, and a 2024 build that still carries its Beazer warranty through February 2027 and ten years of HVAC coverage. The work is already done. You just move in.

It sits in a 55-plus Beazer community with a heated pool, fitness center, pickleball, bocce, a clubhouse, and a dog park, minutes from Lake Nona Town Center, Boxi Park, the new Lake Nona West shops, the VA Medical Center, Orlando International, and the Brightline station.

We are holding it open this Saturday, 1 to 3. Come see which feature sells you.

Comment LAKE NONA and we will send over the full feature breakdown.

This week’s Coffee Shop Tuesday brought us to the new Joe & The Juice in Winter Park, and yes, the Tunacado is as good as your feed promised. The real standout was the iced honey bun latte. We came for the viral sandwich and left planning our next latte run.

Save this for your next Winter Park coffee stop.

Selling a home in Orlando is not just about the photos. It is about what your home says to a buyer before they ever read the listing.

In Florida, the math starts at the curb. A roof near fifteen years has their insurance company running numbers. A warm, still room, or a home that is clearly still yours, makes a buyer hesitate. The cabinet that will not close and the torn screen on the lanai get read as a pattern, and that assumption shows up as a lowball instead of a conversation.

Here is what we do about it. Before your listing goes live, we build a custom staging plan tailored to your home, we coordinate the right repairs with vendors we trust, and we give you the five-star service our Orlando sellers get every single time. Your home stops explaining itself and starts earning offers.

That is the difference between listing a home and strategically selling one in Orlando.

Message us for a strategy conversation about selling your Orlando home, and save this before your first showing.

Our favorite rockstar Mumu doing a happy dance after his mama won him the perfect beach day bundle at our VIP ice cream social! 😍🍦

We love all of our clients and the people (and pups) who come with them. This is the part of the job that never gets old. Once a year we get our VIP clients together, scoop some ice cream, give a few things away, and just hang out with the people who trusted us with one of the biggest moves of their lives. No agenda. Just our favorite humans in one place.

Mumu clearly understood the assignment.

If you’ve been part of the ThinkLiveBe family, you already know the relationship doesn’t end at closing. That’s kind of the whole point.

Today is Juneteenth.

On June 19th, 1865, more than two years after the Emancipation Proclamation was signed, the last enslaved people in Galveston, Texas finally got word they were free. Two and a half years. Freedom on paper meant nothing until it actually reached them.

We’re not going to dress this up. We just think it’s a day worth slowing down for. To remember how long “freedom” took to become real for people it was already promised to, and to honor the families who kept hope, built community, and passed both forward.

Here in Orlando there are cookouts, gatherings, and celebrations happening all over the city today. However you mark it, we hope it’s a good one.

Happy Juneteenth from all of us. 🤎

Hey 👋 I'm Kathryn!

I help people make big moves in Orlando. From navigating offers to celebrating closing days, I'm here for all of it.

But I'm also big on sharing the best spots around town, neighborhoods to check out, and a little day-in-the-life content too.

If you're thinking about buying, selling, or just want some great local recommendations, you're in the right place.

What do we have in common? Drop a comment below to introduce yourself!

Orlando has a hundred ways to beat the heat, but one of them involve a waffle cone.🍦

Kelly’s Homemade Ice Cream has been our go-to for years. Small batch, made right there, flavors that rotate so you’re never quite sure what you’ll walk into. They have multiple locations around Orlando, but we love visiting the one at the Milkhouse where we can also grab our favorite coffee from Foxtail or a delicious meal from Swine and Sons.

Two questions only: cup or cone, and what’s your flavor? Tell us below.

What is really happening in the Orlando real estate market right now? 📊🏡

Inventory across Central Florida is sitting above 11,600 homes, giving buyers more options while creating a more balanced market overall. At the same time, closed sales are still increasing year over year, showing that well-positioned homes are continuing to move.

In this month’s market update, Kathryn Stelljes breaks down:
✨ Why inventory feels different this summer
✨ What the latest pricing trends actually mean
✨ Why some homes are still getting strong activity while others sit longer
✨ What buyers and sellers should pay attention to heading into the second half of 2026

Every neighborhood and price point is moving differently right now, which makes local strategy more important than ever.
