No time wasted. So how do I make every minute count?

I’m sitting here waiting on my buyers, who took a wrong turn and are now about 30 minutes away. Instead of stressing about the delay, I pulled out my Open House VIP invites and started adding labels and stamps so they can go out today.

And then it hit me…

Sometimes when things don’t go our way or according to our plan, maybe they actually ARE going exactly as they’re supposed to.

These invitations need to be mailed today so they can reach the neighbors by Friday, and with a full day of showings ahead, I was starting to get a little nervous about when I would get them done.

Well… apparently God found me the time. ❤️

Not my plan, but GOD’S plan.

Sometimes all we need to do is trust Him, trust the process, and make the most of the moment we’ve been given.

Now back to stamping envelopes before my buyers get here! 😂🙏🏼

Got soaked 🌧️

Real estate isn’t always pretty houses, perfect weather and picture-perfect days. 😂☔️

Sometimes it’s finishing an open house, packing everything up and walking outside just in time to get completely SOAKED. And yes… I still had to load the car. 🤦🏻‍♀️

But this is part of it.

When a seller trusts me with their home, I take that responsibility seriously. Open houses, prepping the property, cleaning, marketing, following up with buyers and agents… and apparently occasionally running through a Florida downpour. 😂

We can’t control the weather or everything that gets thrown our way. We CAN control the effort we put in.

Today’s open house ended a little wetter than expected, but the job got done. ❤️🏡

Here are ny 8 other pet peeves 🤷‍♀️

3. Dirty light switches & outlets
Fingerprints and grime are more noticeable than you think.

4. Bugs or spiderwebs at the entry 🕷️
Buyers notice the entrance while the agent is unlocking the door.
First impressions start outside.

5. Dirty windows 🪟
Clean windows bring in more light and let buyers actually enjoy the view.

6. A cluttered foyer
Too many shoes, decorations, or little picture frames can make the entrance feel busy.
Less is better.

7. Curtains that don’t fit the windows
Too short, too narrow, or hung incorrectly can make windows look smaller.

8. Cluttered kitchen counters
Too many appliances and everyday items hide the counter space.
I usually remove most of it.

9. Wrinkled bedding & flat pillows 🛏️
Smooth the bedding and fluff those pillows!
Yes, I will redo them. 😂

10. Dirty sliding-door tracks
Dust, dirt, pet hair… buyers see it when they open the door.
Clean the tracks.

Do these little things matter? Absolutely.

Buyers notice more than sellers realize. And these are exactly the little details I pay attention to when preparing my listings.

Because presenting your home well isn’t about perfection.

It’s about showing buyers that the home has been cared for. ❤️
