What Happens If It Comes In Low?
What happens if the appraisal comes in lower than the contract price?
First, do not PANIC.A LOW appraisal does NOT always mean the deal is dead.
There are usually a FEW options.
The buyer can bring the difference in cash.
The seller CAN reduce the price.
Both sides can renegotiate somewhere in the middle. Or, in some cases, the buyer’s agent CAN request a reconsideration of value if there are strong comparable sales that support the price.
The KEY is having a plan before the appraisal comes back. In a changing Florida market, pricing matters.
If the home is overpriced, the appraisal may expose the problem.
But if the value is there and the right data supports it, the deal MAY still be saved.
Appraisals are NOT just numbers.
They are part of the negotiation.
