Everybody asks why I'm so obsessed with selling the Triangle. This is a big part of the answer.
You can wake up in Raleigh or Durham, be standing somewhere like this by lunch, and still be home for dinner. Coast one direction, mountains the other, and one of the best places in the country to actually live sitting right in the middle. That's not a vacation. That's a Tuesday if you want it to be.
People move to the Triangle for the jobs, the schools, the cost of living. They stay because the whole state turns into your backyard.

Your house will never be more powerful than it is in its first seven days on the market. After that it's mostly downhill, and most sellers light those seven days on fire.
Here's the math nobody explains. The minute you list, every serious buyer who's been watching that price range and that area gets a notification. That's your real audience. Already looking, already pre-approved, already emotionally ready. They show up in week one. If your price says "come look," they come, they compete, and competition is the only thing that has ever pushed a price up.
Overprice it to "leave room to negotiate" and here's what actually happens. The ready buyers skip it. Showings trickle. Days on market climb. And the longer it sits, the more every new buyer assumes something's wrong with it, even when nothing is. Then you drop the price to chase a market that already moved on, and you net less than if you'd priced it right on day one. I've watched it play out too many times to call it anything but predictable.
Pricing isn't about your number or my number. It's about where the buyers already are. The sellers who win treat week one like the event it is. Prepped, priced, and marketed to the exact people most likely to act. Not a soft launch. A grand opening.

There is no such thing as "the Raleigh market." Or "the Durham market." I say this to every buyer who walks in quoting a headline number about "the Triangle."
Averages are where good decisions go to die. The same week a stat says homes are "sitting longer," I've got a listing in one pocket with three offers and another two miles away that's been quiet for a month. Same city. Same week. Completely different reality.

Raleigh and Durham aren't two markets. They're dozens of micro-markets stacked on top of each other, and they do not move together.

A street in a sought-after elementary zone behaves nothing like the street one district over. New construction in a growth corridor plays by entirely different rules than a 1950s ranch in an established neighborhood. The buyer who understands this negotiates from strength. The buyer reading national averages negotiates from fear, usually against themselves.

So before you fall in love with a house, get honest about the block it sits on. What's the real demand right there? What actually sold, not what's listed? Who else is circling this exact pocket? That's not data you pull from an online estimate. It's data you get from someone standing in these neighborhoods every week.
