Here’s something I tell my sellers all the time:
The best list price isn’t always the highest list price. 👀
I know it can be tempting to start high and “see what happens.”

BUT Here’s the thing…
Overpricing doesn’t leave you “room to negotiate” if buyers never make an offer.
In real estate, those first few days on the market matter. Buyers are watching, and pricing a home correctly from the beginning can make all the difference.

That’s exactly what happened with 941 Fawn Ln.

🏡 CLOSED in Small-Town South Carolina! ❤️

Sometimes real estate in a small town requires a little different strategy—and a little more patience.

And when I say Springfield is small-town America, I mean SMALL town. 😄 The buyer pool simply isn’t as large as it is in Columbia, Orangeburg, or some of our faster-moving markets. But that doesn’t mean you have to give your home away just to get it sold.

My seller at 125 Aiken Street trusted me to price and market his home strategically and, most importantly, to wait for the right buyer instead of panicking when it didn’t sell overnight.

And that patience paid off. 🙌

We ultimately found the right buyer and were able to negotiate a deal that resulted in a record sale price for the home, while also structuring concessions that helped make the purchase work for the buyer.

That’s one of the things I love about real estate: the best deal isn’t always just about the price. Sometimes it’s knowing when to hold firm, when to get creative with the terms, and how to put together a deal that gets BOTH sides to the closing table.

Small-town properties may take a little longer to find their person…but you only need ONE right buyer. 😉
