Not everyone over 55 needs to downsize. I say that as someone who helps people downsize all the time.

If you still love your home, you’re comfortable maintaining it and it works for the way you live today, there may be absolutely no reason to move.

When clients come to me wondering whether it’s time, I don’t start by talking about selling. We talk about the house they’re in. Are there rooms they never use? Is the yard becoming more work than enjoyment? Are stairs starting to matter? Would they rather be closer to family, healthcare or the things they enjoy doing?

Sometimes that conversation ends with a plan to move. Sometimes it ends with realizing they’re perfectly happy where they are.

My job isn’t to convince you to downsize. It’s to help you figure out whether your home still fits the life you want now.

Changes are coming to Regency Shopping Center 📍 Omaha, Nebraska

If you’ve driven by Regency lately and wondered what all the construction is about, you’re not the only one.

The center has been changing quite a bit, and one of the newest additions is , which is getting ready to open its Regency location this October.

I’ve watched Omaha change a lot over the years, and I always enjoy seeing new life being brought into places we’ve known for decades. Regency is certainly one of those.

I’m looking forward to seeing it all come together, and probably stopping in for a cup of coffee once Base Kamp opens.

One thing I’m telling my clients is that Omaha hasn’t suddenly gone quiet just because summer is behind us.

The latest numbers show a median sold price of $329,900, with homes spending a median of 32 days on the market. There were about 2,110 active listings in September, which was actually down from both the previous month and last year.

What’s interesting is how different the market can feel depending on where and what you’re buying. West Omaha, for example, was sitting at a median 26 days on market, while some other parts of Omaha were taking longer.

That’s why I’m much more interested in what’s happening around your home than giving you one Omaha-wide number and calling it a market update.

This one didn’t even give much time to talk about it.

10602 S 212th St, Gretna, went pending in less than 24 hours, and I have to say, I’m not surprised. We knew the six garages would get attention, but seeing the response that quickly was still exciting.

There’s a lot that happens before a home ever hits the market, so when it all comes together and the right buyer responds almost immediately, that’s a pretty good feeling.

Very happy for my sellers as they move on to what’s next.

I showed a few villas yesterday, it got me thinking about how nice it is when a home simply feels easy to live in.

Not necessarily bigger or more impressive, just thoughtfully laid out, comfortable and with the spaces you actually use close together.

Maybe it’s the stage of life I’m in, but that appeals to me more now. A beautiful kitchen, a comfortable place to sit, room for people to come over, and not an entire house waiting for you to take care of it.

There was a time when more space, a bigger yard and extra rooms sounded wonderful. Then life changes and the kids grow up, suddenly, maintaining spaces you rarely use isn’t quite as appealing.

My clients now all want the kitchen, bedroom, and everyday living on one level, a manageable yard, enough room when family comes over, and fewer things around the house demanding their attention.

A beautiful home still matters, of course. I just think our definition of what makes a home wonderful changes with us, and the older I get, the more I understand exactly what they mean.

A big part of what I do with families considering downsizing is to help them figure out what they actually want in their next home before we ever start looking at properties.

If your needs have changed but you’re not quite sure what “next” looks like yet, that’s a conversation I’m always happy to have.
