Congratulations to my clients who scored this great 2-story home in Bellevue! We saw many homes together around Sarpy county and this one truly stood out as being a great fit for their family.

This one was also extra fun for me because when I was in high school, I lived just a few doors down and this house also has the exact same floorplan as my old home! I hadn’t walked through a home with that layout in 15+ years, so there were plenty of, “That was my bedroom!” and “Oh look, that was my bathroom!” moments.

Such a fun trip down memory lane while helping my buyers find a place to make memories of their own!

A question I often get is, “What does the process look like to sell my current house AND buy my new house at the same time?” In many cases, homeowners with busy lives, pets, or children in the home choose to move out before we list their house for sale.

Sometimes this means they purchase their new house first, move into it, and then we list their current home for sale.

However, in this case, my clients took a different route. The homeowner wanted to sell their current house before buying their new house and chose to move in with family so they could still move out before listing their house for sale. Believe it or not, this is a common strategy! For many families, it can prove to offer the most advantages.

I mean, come on, check out their listing photos! With their house being vacant, I brought in the absolute best professional stagers to make their house stand out.

And I mean, STAND OUT.

In a market where we are seeing a lot of price reductions, we received 6 offers the first weekend on the market and their home ultimately sold for $6,000 above asking price!

How early should you contact your real estate agent when you want to sell your house? It depends! I typically say the earlier, the better. I first started chatting with these homeowners over one year prior to us selling their house.

The truth is, prepping your house for a successful sale in involves a bit more than just “decluttering” and “depersonalizing.” For these homeowners, it included some house repairs… Some larger than others… And they wanted to be proactive with the prep work.
