Let’s talk about one of the most overlooked pieces in a living room: the coffee table.

People tend to think of it as the place for a candle, a book, maybe a bowl, but in staging, it does much more than that.

A coffee table helps fill the gap between the sofa and chairs. It gives the room proportion, and it helps the whole layout feel intentional instead of like furniture was pushed around the perimeter.

We’re always looking at scale, shape, height, and how much breathing room we want around it. This can mean a few books, something organic or green, or a small object or two.

So if you have an empty coffee table at home, try giving it a little attention. Add two or three simple pieces, vary the height, and leave some breathing room.

There are a few pieces we almost never skip when staging a living room: A rug, a sofa, accent chairs, a coffee table, artwork, and just enough decor to make the room feel finished.

Not because every living room needs the exact same formula, but because these pieces help establish scale, create conversation zones, and give the buyer a clear picture of how the room can actually be lived in.

This home had been lovingly cared for by the same family for more than 30 years, so our job was to make the home feel fresh + current + ready for its next chapter.

An empty room with no clear purpose can feel like dead space, and in staging, dead space is a missed opportunity.

Of course, we’ll usually have the primary and secondary bedrooms covered. Then we start looking at how the rest of the home can support the way people actually live now.

A home office, a TV or media room, a game room (we have a foosball table in our inventory if you’re wondering 😉), or even a dedicated home workout area.

Not because every buyer needs a gym or a home office, but because buyers need ideas.

Take a look at this post. Same empty space, but completely different ways to make the room work. Which version would you choose for your home?

A lot of people think staging is just bringing in furniture and making a home look pretty. I can assure you that’s only the part you see. The real work starts long before the sofa comes through the door. 😉

Here’s a little glimpse of what that transformation looks like. 🏡✨

A listing that sits on the market doesn’t just lose momentum. It can also start costing you... more carrying costs, more uncertainty, and eventually, more pressure to reduce the price.

That’s why when a home isn’t getting the response it should, we ask ourselves: “What is the buyer seeing that makes them keep scrolling?”

As professional stagers, here’s just a quick overview of what we look at first.

The first five minutes of a showing matter more than people realize. A buyer walks through the front door and, almost immediately, they’re deciding how the home feels.

"Can I see us hosting here?
Where would we sit at the end of the day?
Would everyone gather around this kitchen?
Does the primary bedroom actually feel like somewhere I’d want to retreat to?"

That’s why we’re so intentional with staging those first few spaces.

We’re not just placing a sofa because there’s an empty wall or adding accessories because a countertop looks bare. We’re thinking about what the buyer sees next, where their eye travels, and what feeling we want the home to create as they move through it.

In my experience, buyers might not remember every detail of a house… but they almost always remember how it made them feel.

And that story starts at the front door. 🏡

Three things we live by as professional home stagers: Declutter, depersonalize, & define the space.

Declutter so the home has room to breathe. Nobody wants to see your son's collection of trophies, even though they mean everything to you!

Depersonalize so buyers aren’t walking through someone else’s life. They’re imagining their own.

Lastly, define the space. The right furniture placement gives it scale, while the right styling gives it purpose. Meaning, what felt like “just another room” becomes the office, the dining space, the place everyone gathers.

The transformation we love most is the one that gives every space a purpose. 🏡

Before you spend thousands renovating your kitchen to sell, call your stager. One of the biggest mistakes we see is homeowners assuming they need a full renovation when what the space really needs is a better presentation.

For example, the right $500–$1,500 in strategic updates can completely change how a kitchen shows. New lighting and updated paint can do far more for the buyer’s first impression than ripping out a kitchen that was already perfectly functional.

A good stager looks at the space through a buyer’s eyes and helps you figure out what actually needs to change, what can stay, and where your money will make the biggest visual impact.

If you were selling your home tomorrow, would you know the right kitchen updates that are worth paying for?

Sellers will sometimes hesitate over the cost of staging… and then think nothing of a much larger price reduction a few weeks later.

Newsflash: staging is an investment in how your home enters the market. Those first few days matter most. The photos are fresh, buyers are watching, agents are sharing the listing, and you have the most attention you’re probably going to get.

Our job at Modify is to make sure the home is ready for that moment. Let's put that into perspective:

On a $500,000 home, even a 1% difference is $5,000.

ROI isn’t only about getting a higher offer. It can also mean fewer days carrying the mortgage, utilities, and maintenance. Less chance of the listing becoming stale and potentially avoiding that first price reduction altogether.

Will staging guarantee a certain sale price? Of course not. But if you’re bringing a home to market, give it the strongest possible chance the first time.
