With school out and schedules a little more flexible, more buyers are jumping in at the same time. Inventory may feel steady, but the best homes? They don’t sit.

If you’re thinking about making a move this summer, here’s what matters most:

The right homes move quickly. Being pre-approved, clear on your priorities, and ready to act makes all the difference.

A lot of sellers right now are working with timelines—relocations, job changes, or trying to get settled before the next school year. When we understand their situation, we can structure an offer that stands out without just throwing more money at it.

And don’t let competition rush your decisions. Multiple offers don’t automatically mean it’s the right home. Protect yourself, do your due diligence, and get the inspection.

Most buyers focus on negotiating the list price… and miss where the real leverage actually is.

Meanwhile, some of the biggest savings in a deal have nothing to do with the price at all.

Start with the rate. Asking the seller for a rate buydown can seriously lower your monthly payment and save you thousands over time.

Then look at repair credits. Instead of going back and forth on fixes, negotiate a credit at closing so you control the work, the timeline, and the end result.

Also, don’t overlook what comes with the home. Appliances, window treatments, even furniture in some cases… all negotiable, and all things you won’t have to pay for later.

And one of the most underrated moves: talk to more than one lender. The difference in rates and terms can be bigger than most people expect.
