Does an "as-is" sale protect a seller from every claim?

Not always.

In this case, a buyer discovered major defects after purchasing a property "as-is" and alleged the seller had actively concealed problems by blocking inspections and misrepresenting illegal sewage drainage and zoning violations.

The court ruled in the buyer's favor, finding that allegations of fraud can override "as-is" and "buyer beware" defenses when a seller intentionally prevents a buyer from discovering material defects.

Every real estate transaction is unique, and honesty and full disclosure remain critical throughout the process.
