are back! Just in from Mortgage Professional America: the housing and mortgage markets may finally be showing signs of a healthier balance.

According to recent data from First American’s Real House Price Index, U.S. housing affordability improved 7% year over year in April, suggesting that buyers are beginning to see more breathing room in a market that has been defined by elevated rates, limited inventory, and strong price pressure.

One of the biggest drivers: supply. Months’ supply of existing homes increased from 3.5 months in April 2024 to 4.4 months in April 2026, helping cool annual nominal home price growth from approximately 6% to nearly zero. Consumer house-buying power also increased 8.1% year over year, while median household income rose 3.7%.

For lenders, real estate professionals, and closing teams, it means clients need clear guidance as the market transitions.

The market is not easy, but it is becoming more balanced. And in a more balanced market, details matter: contract terms, financing timelines, contingencies, title issues, and closing preparation can make a meaningful difference.
