Please check this out and share it! We are in an unmitigated affordable housing crisis on multiple fronts. This article dropped today and I encourage folks to read it.
I am finding many barriers to building affordable housing. Mostly greed and incredibly broken programs that incentivize too little housing, at too high an expense and far too slowly.
That said, I am just about convinced I can make housing voucher (section 8) work in many instances, possibly without incentive, if I can find capital partners willing to take a slightly lower ROI or delay their returns a bit. I'm finalizing some proposals for that now.
The bottom line is we have THOUSANDS of families who can immediately pay rent and have no where to live. The main reason many landlords won't take housing voucher clients is discrimination, period.
The problem is far worse than the article suggest as that is just about the city housing agency. The state housing agency hasn't been accepting voucher applications for nearly a year, has 10,000 on the waiting list and there is little progress it seems in reopening it.
If you are interested in investing, have land you don't know what to do with or want to help, hit me up. I'm putting deals together, looking at incentive programs and believe I can make folks a decent, fair return and build a lot more housing. The process takes 12-18 months but depending on the details might be faster.
