🍂 HELLO, SEPTEMBER! 🍂

The month where Utah can’t decide if it’s still summer or full-blown fall, but we’re here for ALL of it! September means cooler mornings, changing leaves, football, pumpkin patches, apple cider, scenic drives, farmers markets, fall festivals and finally being able to hike without feeling like you’re walking on the surface of the sun. And before long, cozy blankets, fireplaces, soup season and pretending we bought all those pumpkins for “decor” instead of an unhealthy fall obsession.

“But we were JUST there yesterday…”

Yep. And that’s exactly why you NEVER skip the final walkthrough. Our buyers had literally been at this house two days before closing. Everything looked great. So when they asked if we still needed to do a final walkthrough, it felt completely unnecessary…

THANK GOODNESS WE DID!!!

Main floor? Perfect.
Upstairs? Perfect.
Basement? FLOODED.

And not just a little puddle. We’re talking water everywhere, newly finished flooring and trim needing to be torn out, repairs made and once everything was opened up, foundation cracks were discovered too. All from something that happened overnight. Needless to say, our buyers were NOT signing closing papers until we knew exactly what happened and had a plan to make it right. Thankfully, the listing side jumped into action, the problems were properly addressed, and our buyers were protected. But that experience cemented one of our biggest rules:

NEVER. SKIP. THE. FINAL. WALKTHROUGH.

It doesn’t matter if you were there last week. Yesterday. Or seemingly five minutes ago. A lot can happen between your last visit and closing and once you sign, you really don’t want to discover the surprise afterward.

❤️🔑🏡 CLOSED… and this one was extra sweet! 🏡🔑❤️

These two “almost newlyweds” were an absolute blast to work with and we couldn’t be happier for them as they start this exciting new chapter, with a new home AND a wedding right around the corner!

From the beginning, they trusted us to guide them through the process, ask the right questions, negotiate on their behalf and help get them to that magical moment when the keys are finally in their hands. That kind of trust means more to us than they probably know. And THIS is our favorite part of real estate. We may start out as agents and clients, but somewhere between showings, offers, inspections, negotiations, texts, phone calls and a whole lot of laughs… clients become friends. Would I give you the shirt off my back???

Apparently Park City knows my real estate philosophy. Haha! Would I literally give you the shirt off my back? Let’s not get carried away. So apparently 40 is the new 28… at least when it comes to buying your first home.

In 1991, the median first-time homebuyer was 28 years old. Today? 40!!!

That doesn’t mean an entire generation suddenly decided they didn’t want to own homes. Buying a home has simply gotten HARDER. Higher prices, higher rates, rising rents, limited inventory and trying to save money while paying for… well, LIFE.

But here’s where Team Zimmer is apparently NOT average.

Over the past few years, we’ve had the privilege of helping people of ALL ages buy homes and the vast majority of OUR first-time homebuyers have actually been in their 20s! We LOVE that. Because while the national numbers are interesting, they don’t determine your story.

You’re not too young. You’re not too old. And you’re definitely not “behind.” Whether you’re 22, 40, 55 or somewhere in between, buying your first home happens when it makes sense for your life and your finances. And sometimes you may be closer than you think.

🏡 CLOSED… but not without a little last-minute Team Zimmer magic! ✨

We feel incredibly fortunate that these awesome clients trusted us twice! First to sell their mom’s home & then to help them find a beautiful new home where they can all be together. Being trusted with something this important to a family is a pretty big deal & we are SO grateful.

For a while, this transaction was going almost too perfectly… smooth sailing, everything falling into place, which apparently should’ve been our first clue. Because right at the bitter end, a few unexpected issues popped up that could have derailed the whole thing. So we rolled up our sleeves, made a LOT of phone calls, worked a few miracles & yes, even sacrificed some of my commission to make sure our buyers got those keys.

This beautiful home had no shortage of interest, receiving multiple offers almost immediately. Like many real estate transactions, though, the journey wasn’t perfectly straight. We went under contract… then back on the market… and then under contract again.

Through every twist and turn, our sellers stayed patient, trusted the process, and never lost faith. And that’s exactly why we made it to the finish line.
