Now THAT is a transformation! 😍

Rental properties deserve a makeover too! I'm even wondering if this rental was made for this color palette? Like wow!

Just look at these before-and-after photos. Four different views of the same property, and what a difference a fresh coat of exterior paint makes!

It doesn't take luxury amenities or fancy finishes to make a property more attractive. Sometimes a fresh coat of paint is enough to give an aging property a whole new personality.

Same property. Completely different first impression!

Yeah — I pushed it too hard toward “you know enough, go buy,” and the summary is broader than that. The through-line is you cannot eliminate uncertainty, so prepare differently.

One of the biggest traps for new investors is thinking they need an answer for every possible situation before they buy.

You won’t.

There will always be tenant issues, property problems, and strange situations you could never have predicted from a book or podcast.

The goal is not to memorize every possible scenario. Learn the fundamentals, recognize when the information is starting to repeat itself, and build relationships with experienced investors you can call when the weird stuff actually happens.

That is a much more realistic way to prepare.

You do not need to personally know the answer to every weird rental-property problem.

You do need a couple of people in your phone who probably do. 📱

Not random networking contacts. Not someone who bought their first duplex three years ago. I mean investors who have been doing this for 10+ years and have already lived through the oddball situations you are worried about.

Build those relationships before the emergency shows up. Be useful. Stay in touch. Learn from people with real scar tissue.

That kind of network is worth a lot more than collecting business cards at investor meetups.

Numbers matter. Obviously.

But I’ve never believed investors should understand a property only through a spreadsheet.

What does the block feel like?

What are the neighboring properties like?

How well has the building actually been maintained?

What kind of tenant is likely to want to live there?

What problems are hiding underneath the cosmetic improvements?

What is normal for that specific market?

There is value in knowing how to analyze a deal.

There is also enormous value in understanding the actual asset sitting behind those numbers.

The best investors learn to do both.

Follow for practical deal analysis and rental property advice without the guru math.

I genuinely don’t know what else to say.

No.

Just…no.

Your rental does not need to be fancy. It does, however, need to stop looking like you scribbled down the rental in ad in a dive bar.

🏠 OFFER ACCEPTED | RACINE, WI

Another investment property is officially under contract. 🙌

This 2-unit multifamily presented a solid value-add opportunity — exactly the kind of property where the numbers, the existing setup, and the long-term potential all need to be looked at together.

Now it’s time to work through due diligence and make sure the opportunity holds up beyond the initial offer.

When Your Heart Says BUY, but Your Numbers Say NO 🏚️

A historic Cream City brick Victorian that had been a funeral home, dentist's office, AND orthodontist's office? Oh, I could already picture what I'd do with that building!

But falling in love with a property doesn't automatically make it a good investment.

This is exactly why I have an acquisition system. It forces me to evaluate a property based on whether it fits my investment criteria, not how badly I want to bring an old building back to life.

Because believe me, my heart would have bought that Victorian in a heartbeat. 😂

Finding the property gets all the attention.

Running the property well is where a lot of investors quietly win or lose.

Tracking expenses.

Reviewing leases.

Following up with contractors.

Documenting tenant communication.

Checking numbers.

Updating systems.

Handling the little problems before they turn into expensive ones.

None of that is particularly exciting.

But owning a good rental property and operating a good rental property are two different skills.

And you need both.

Follow for more practical rental property operations and investing advice.

10/13/2026

You do not need to know how to handle every possible problem before you buy your first rental property.

That sounds responsible… until “being prepared” turns into 14–16 months of trying to learn how to handle scenarios that may never happen. 😬

You need enough knowledge to make a solid purchase, understand the basics of ownership, and know who to call when one of those weird 1-in-74 situations actually shows up.

At some point, more research stops protecting you and starts keeping you stuck.

There's More to an Employment Reference Than The Paycheck 💼

An employment reference can tell you more than whether your applicant has a steady paycheck.

How do they interact with their coworkers? How do they communicate with their supervisors? Do they handle disagreements professionally?

These conversations can give you insight into how an applicant communicates and handles everyday interactions, which can be useful when managing a multi-unit rental property.

Just remember, an employment reference is one piece of the screening process, not a substitute for applying consistent rental criteria.
