SOLD in Ocean City! 🔑🌊

In this business, there’s no higher compliment than a referral from someone who knows it inside and out.

When a highly respected, now-retired real estate veteran needed someone she could trust with her own family and friends, she called Cindy Kaczmarski. That kind of confidence from a fellow professional is earned over years, and it’s an honor Cindy doesn’t take lightly.

The seller’s goal was clear: sell efficiently and move forward with plans to relocate to a warmer climate in the Carolinas. ☀️ Cindy delivered, getting this north-end gem sold quickly and for a tremendous return on investment.

And what a gem it was:
🏖️ Second-floor, 3-bed, 2-bath condo in Ocean City’s sought-after north end
🍽️ Kitchen with maple cabinetry and granite countertops
🌅 TWO private decks, including one with an overhead awning
☀️ Andersen SmartSun sliders and a roof just 3 years young
🚗 Off-street parking plus a private garage
🛍️ Moments from Asbury Avenue shops and dining, the beach, and the boardwalk

Congratulations to our seller on this exciting next chapter, and welcome home to the new owners! Enjoy those ocean breezes. 🏡

Happy National Coffee Day! ☕🌊

Nothing beats a great cup of coffee with a little salt air on the side. Today we’re raising a mug to a few of our favorite local spots up and down the Jersey Shore:

☕ Black Turtle Coffee (Brigantine): small-batch, hand-roasted single-origin coffee just minutes from the beach
☕ Hayday Coffee (Atlantic City): don’t skip the cold foam lattes
☕ Remedee Coffee Roasters (Ventnor): family-owned with fresh roasts every week

☕ Positively Fourth Street Cafe (Ocean City): artsy, laid-back, and perfect for a morning on the patio
☕ Magic Brain Cafe (Cape May): a local favorite for more than two decades

Part of what makes a place feel like home is the corner coffee shop where they know your order. 🏡

SOLD in Vineland! 🔑

In a market where prices can feel like a runaway train, Cumberland County is still one of South Jersey’s pockets of real, approachable value, and this sale proves buyers know it.

Agent Greg DeDomenicis did an extraordinary job preparing this home and bringing it to market, and that work paid off for his sellers.

This home combines 3 bedrooms and 2 bathrooms with nearly 1,300 square feet of living space, all on a third of an acre. Just minutes from downtown Vineland, with easy highway access north to Rowan University and Williamstown and south to the Jersey Shore, it checked every box.

Congratulations to our sellers on a successful sale, and welcome home to the new owners! 🏡

Mortgage rates have climbed to their highest level since May 2024, and the housing market is feeling the impact.

At 7.2%, the 30-year fixed mortgage rate is now putting renewed pressure on affordability. Buyer demand has slowed as a result, with pending home sales now averaging 4% fewer each week than this time last year.

here are a few insights that stood out:

Inventory is beginning to build again. There are now just over 1.12 million homes on the market nationwide, up 3% from last year. That increase makes sense in the current environment: when rates rise, demand slows, and inventory grows.

But this is not a flood of new sellers. New listings are averaging only about 2% more than last year, with roughly 81,000 new listings per week. Inventory is building because demand is slowing, not because sellers are rushing into the market.

The bigger picture is important. Nationally, inventory has mostly recovered toward a more normal range, but conditions vary dramatically by market. Some areas now have ample supply, while markets like Chicago and Pittsburgh still have significantly fewer homes available than before the pandemic.

Home prices remain stable for now. The median price of homes going under contract is about $398,000, essentially unchanged from last year. Prices are usually the last metric to move in a slower market, so we will be watching closely to see whether buyers begin bargain hunting later this fall.

Price reductions are another key signal. Just over 42% of active listings have taken a price cut, which is elevated for September. That tells us sellers need to be especially thoughtful about pricing as buyer demand softens.

The takeaway: Inventory is rising, but there is no flood of sellers. The market is slowing because affordability is pressuring buyers, not because supply is surging. For sellers, this means pricing and positioning matter more than ever. A 3-phased marketing approach can help test demand, refine pricing, and build momentum before going fully public.

The best homes don’t wait. Neither should you. 🏡

Compass just launched See It First™, a new way to search that gives you early access to Coming Soon homes before they hit other sites.

In markets like Philadelphia and South Jersey, where good homes move fast, seeing a listing first can make all the difference. Being early means more time to plan, fewer bidding wars, and a better shot at the home you actually want.

Start your search where the homes show up first. 👉 Compass.com

Thinking about buying this year? Send us a message. I’ll make sure you see it first.

Three years. Countless showings. One very happy family. 🏡

Cindy Kaczmarski and our clients know each other from church, so when they started their home search three years ago, she was in their corner from day one.

It wasn’t easy. In a tough, competitive market, they kept coming up short. When they finally got under contract, the sellers couldn’t find their next home, and after months of waiting, the deal fell through. Understandably, they were ready to give up.

But Cindy never stopped believing the right home was out there, and she was right.

For years, this family had been making it work in a small condo in Galloway. Now they finally have room to spread out in Egg Harbor Township, and to them, it feels like a mansion. They’re truly in their glory, and they deserve every bit of it. ❤️

Congratulations on your new home! Perseverance pays off.

👉🏼Some sales are transactions. This one was coming full circle. 🏡

Our client and Cindy Kaczmarski go way back. They grew up together in Ventnor. A few years ago, Cindy helped her sell her previous home, and she’s been renting ever since.

When her accountant encouraged her to put down roots again, she knew exactly who to call. Together they found the perfect fit: a 2-bed, 2-bath condo in a beautiful adult community in Northfield.

What made it right wasn’t just the floor plan. Her mom is just down the street, her sister is in the neighborhood, and her job is only minutes away. Everything and everyone she loves is close by.

Congratulations on your new home, and thank you for trusting Cindy once again. ❤️

It’s never just about the house. It’s about the people in it and the life around it.
