One thing about real estate… the office can be just about anywhere.

Today’s office happens to be the school pickup line getting a little work done while I wait on my kiddo.

Checking listings, answering messages, keeping up with the market and making sure I’m not missing anything for my clients.

It may not always look glamorous, but I genuinely love that this career lets me be present for my family AND build something I’m proud of.

And if you happen to see me sitting in pickup line with my laptop open… now you know what I’m doing. 😂☕️

Here are 3 smart moves to make BEFORE you start house hunting:

1️⃣ Find your Realtor
And yes… I’d love for that to be me! 😂

You want someone who understands what you’re looking for, answers your questions, keeps you informed, and is in your corner from the very beginning.

Even if buying is 3–6 months away, reach out! We can talk about your goals and figure out what needs to happen between now and getting those keys. 🔑

2️⃣ Know your numbers
Before we fall in love with a house online, let’s figure out what price range actually feels comfortable for you.

If you need financing, I can connect you with trusted local lenders who can walk you through your options and help you get pre-approved.

3️⃣ THEN we start looking 👀🏡
Once we know what you’re looking for and where your numbers need to be, I can set up a customized home search based on your actual wants and needs price, location, acreage, school area, property type, and all those little “must-haves.”

And when something good hits the market? You’ll be ready.

You do nothave to have everything figured out before contacting a Realtor. That’s what I’m here for.

I seriously can’t believe I’m saying this… but we’re already in the second half of 2026. 😳

And if buying a home before the end of the year has been in the back of your mind, now is actually a really good time to start figuring out what that could look like.

You don’t have to be ready to make an offer tomorrow. You don’t even have to know exactly where you want to live yet.

If your goal is to be in a new home before 2027, here’s where I’d start:

1️⃣ Talk with a lender.
Getting pre-approved gives you a realistic price range and helps you understand what your monthly payment could look like. And if you’re not quite ready yet, that’s okay you’ll know what you need to work toward.

2️⃣ Figure out your non-negotiables.
Location? Acreage? New construction? No HOA? Close to work or school? Make a list of what really matters to you versus what would simply be nice to have.

3️⃣ Start watching the market now.
You don’t have to wait until you’re “ready” to start looking. Seeing what’s available in your price range can help you learn what you like, what you don’t, and where your budget goes the furthest.

4️⃣Find a Realtor® you’re comfortable asking questions.
