During the pandemic, remote work changed what many renters needed from their homes.

Some renters who previously chose smaller San Francisco apartments began looking for larger spaces outside the city where they could have a separate work area and more room.

That shift in renter preferences contributed to changing demand across parts of the East Bay and surrounding suburbs while San Francisco experienced its own rental-market challenges.

It was a great example of how quickly a rental market can change when people's lifestyles and housing needs change.

One major factor affecting California rents is a shortage of available housing.

Think about 100 families looking for homes when only 70 homes are available. Demand exceeds supply, creating more competition for the housing that is available—and that can put upward pressure on rents.
Increasing the housing supply is one piece of California's much larger affordability puzzle.

Decades of under-building, high land and construction costs, strong housing demand, development regulations and other costs associated with providing housing all play a role.

LANDLORD MISTAKE #4: Not Giving Proper Notice for a Rent Increase

Housing providers: knowing the allowable rent increase is only one part of the process. You also need to provide the proper written notice before the increase takes effect.

In California, an increase of 10% or less generally requires at least 30 days’ written notice, while an increase of more than 10% generally requires at least 90 days’ written notice.

Local ordinances may have additional requirements, so check the rules that apply to your specific property before serving a rent increase notice.
