Realtor.com's latest data shows nearly 1 in 5 homes on the market has already slashed its price. The thing those homes tend to have in common? They came out of the gate priced too high, then chased the market down.

Long before any of us signed a closing document, this land was home to Native peoples who cared for it and belonged to it.

On Indigenous Peoples' Day, we recognize the communities whose history and connection to this land runs deeper than any deed. We're in the business of home, and today is a good reminder that the idea didn't start with us.

Here's a number school never mentioned. The median homeowner in America is worth about $396,000. The median renter? Around $10,000.

That gap comes from the Federal Reserve's most recent Survey of Consumer Finances, and it works out to nearly 40 to 1. Often similar paychecks, wildly different balance sheets.

Most of that difference isn't luck or income. It's equity, built one payment at a time, while renters hand their housing money to someone else's mortgage.

A lot of homeowners assume they're years away from having ""real"" equity. The numbers say otherwise.

According to ATTOM's latest U.S. Home Equity Report, more than 4 in 10 mortgaged homes in the country are equity-rich. That means the owner owes less than half of what the home is worth. Not paid off, not decades in. Just past the halfway mark, often sooner than people expect.

If you've written off selling because you figure you haven't built up enough, that's an assumption worth testing. You might be standing on more than you think.
