August numbers for Southeast Michigan are out, and the headline is that sellers are still getting paid. 👇

📊 Median sale price: $300,000, up 4.5% from last August
🏡 Closed sales: 10,033, down 6% YoY
📈 Active inventory: 29,374 homes, up 16.3% YoY
⏱️ Average days on market: 34, same as last year
💰 Sellers got 98.7% of their asking price on average

What it means: buyers have a lot more choices than they did a year ago, but homes that are priced right are still selling in about a month and close within a hair of list price. More inventory didn’t turn this into a buyer’s free-for-all. It just means overpriced listings sit.
