Most sellers make the same mistake: they prepare their house like a homeowner, not like a seller.

Living in a home and selling a home are two completely different mindsets.

When you’re living there, the house reflects you. Your routines, your style, your stuff.
When you’re selling, the goal shifts. The house has to work for the buyer.

The listings that get the strongest offers usually have a few things in common: they feel clean, spacious, neutral, and well cared for the moment someone walks in.

That doesn’t mean a full renovation. It means intentional preparation.

Small details influence how buyers perceive value, and perception often drives the offers that come in.

For the first time in about five years, there are now more mortgages above 6% than loans under 3%.

So what does that actually mean?

Over the past few years, a lot of homeowners were sitting on those ultra-low 2–3% interest rates, and it made moving really hard to justify. Giving up that rate felt painful, so many people stayed put — which is a big reason inventory has been so tight.

Now we’re starting to see a shift.

More homeowners already have mortgages in the 5–6% range, so the difference between their current rate and today’s rates isn’t nearly as dramatic as it was a couple years ago. Because of that, more people may start to feel comfortable making a move.

In other words, the market is slowly adjusting to the new normal, and that could mean more homes coming to the market over time.

The bank calculates risk.
You have to calculate reality.

I’ve had buyers approved for numbers that technically “work”… but once we talk through their real life — travel, savings, kids, hobbies, future plans — that payment suddenly feels very different.

Buying a home should create stability, not financial anxiety.

The smartest buyers I work with don’t ask:
“How much can I borrow?”

They ask:
“How do I want my life to feel after I buy this house?”

Those are two very different strategies.

Mortgage activity is picking up — and that’s a signal worth paying attention to.

Nationally, mortgage applications jumped 11% last week, driven largely by a surge in refinancing as rates eased. Refi activity is now 109% higher than a year ago, and purchase applications are also trending up 10% year over year.

What does that actually tell us?

More buyers are starting to re-enter the market. When rates move even a little, it can change affordability enough for people who were waiting on the sidelines to jump back in.

The market isn’t exploding overnight — but it is moving.

Staying informed and strategic is what makes the difference, whether you’re thinking about buying, selling, or just watching the market.

In almost 10 years in real estate, I’ve never had a listing expire.

Now before anyone knocks on wood for me… there’s a reason for that.

I’m very intentional about the listings I take. If a seller wants to “just test the market,” insists on an unrealistic price, or isn’t willing to prepare the home so it can compete, we’re probably not the right fit for each other.

Because a home doesn’t sell by accident. It sells when pricing, preparation, and strategy line up with what buyers are actually looking for.

I’ve sold some very unique properties and some challenging situations over the years. The common thread in every successful sale is communication and trust between the seller and the agent.
