First and foremost, I'd like to thank my Seller, Anna in putting her trust in me with her property in Millville. We closed today and her property was on the market for only five (5) days. Anna took my advice from day one, liked my approach and plan and we implemented it. But before I get into our sale, I'd like to sale the market trends for her area....
Three (3) parcels of land in a 1/2 mile radius, very similar to hers closed in the past 12-months.
โข 7251 Keron Drive, Millville was listed on 05/08/25 for $10,000. At some point, they had a price drop to $8,000 and it SOLD for $6,000 on 07/18/25.
โข 7172 Samuel Dr, Millville was listed on 03/12/25 for $10,000. There were no price drops and it SOLD for $7,500 on 05/15/25.
โข 1447 Spring Garden Rd, Millville was listed on 08/06/25 for $15,000. At some point, they had a price drop to $12,000 and it SOLD for $12,000 on 09/26/25.
All great prices, all great Realtors. Everyone's circumstance is different.
Let's talk about 7209 Samuel Drive. We listed it for $19,900 on 01/24/26. The seller was offering a very generous Real Estate Professional Fee and I did the same marketing for this property that I would do for one of my Million Dollar Waterfront properties.
That made the difference! Now, it wasn't easy. I got bombarded on Facebook Marketplace. People laughed at me. They told me I was overpriced, they said it would never sell, I got made fun of and mocked by the public. I had one guy who demanded an copy of the deed without even knowing if he had a pot to p**s in. He never followed my instructions and when I wouldn't provide my clients Deed, he called me scam artist and started to berate me until I had to block him.
Long story short.... I will ALWAYS protect my clients and get them the best possible price with the best possible terms whether they are a Buyer or a Seller!
I had people offer me stuff and wanted me to be the Buyers Agent so I could get both sides of the deal and get more money. But they couldn't provide me with I needed and I explained to them, this is NEVER about me or my paycheck. It is ALWAYS about my clients and their best interest.
We ended up accepting an offer for $17,000 from a gentleman being represented by Keller Williams Atlantic Shore. The contract was clean and spot on and the agent was great. The buyer choose Surety Title company and they were fantastic!
Closing was set for February 13th but Title was back within 24-hours and we were able to close today. Five (5) days on the market!!
It's not about me or my paycheck. it's NEVER about me or my paycheck. It's about doing the right thing for my Buyers and Sellers and it will always be about them.
