Today is June 1, which means DuPage and Will County first installment property tax payments are due TODAY.

Upcoming deadlines:
📍 Lake County: June 4
📍 Kendall County: June 9
📍 McHenry County: June 10

If you own property in one of these counties, now is a good time to double-check your tax bill and make sure your payment is submitted on time. Late payments can result in penalties and interest.

Your child turns 18 and suddenly, legally, you are no longer in the room.

Even if they are still on your insurance.

Even if you are paying tuition.

Once your child is legally an adult, you will not have access to their medical information without the proper documents in place.

That means if there is an emergency, hospitals won't be able to speak openly with you about their condition, treatment, or next steps.

This is why every college student should have a Medical Power of Attorney in place.

It allows your child to name someone they trust, usually a parent, to make medical decisions and communicate with doctors if they cannot speak for themselves.

Our advice:

✔ Have it signed before they leave for school
✔ Share a copy with their college or university
✔ Save it on your phone
✔ Make sure your child has a copy too

It is one of those documents you hope you never need, but if you do need it, you will be very glad it exists.

Accepting on a Monday means the 5 business-day attorney review stretches a little further—because you pick up the weekend. That’s 2 extra days (Saturday + Sunday) to schedule and complete inspections. And during the busy spring/summer months, when inspectors are booked out, that extra time can make all the difference.

For Sellers:
In a competitive market, timing is leverage. Weekends are when the most buyers are out touring homes—and when offers roll in. Accepting too early (especially on a Saturday) could mean leaving a stronger offer on the table. Waiting until Monday gives you a clearer picture of all your options so you can choose the best terms with confidence.

Strategy matters big time in real estate, and sometimes, the calendar is your biggest advantage.

One of the easiest ways to keep your deals moving smoothly is getting the details right from the start. We often see the same small mistakes create unnecessary delays—and they’re all avoidable with a little extra attention upfront.

Here are the top 5 issues we see (and how to avoid them):

1. Incorrect Seller Names
Make sure the seller’s name is written exactly as it appears on the vesting deed. This could be an individual or a trust—accuracy here is critical.

2. Missing Signatures & Initials
Double check that both buyer and seller have signed, dated, and initialed everywhere required throughout the contract. One missed spot can slow everything down.

3. Tax Prorations
For tax prorations, simply write TBD-AI. Our team will calculate this for you to ensure accuracy.

4. Incomplete Contact Information
Include full contact details for both buyer and seller. This helps streamline communication and avoid back-and-forth later.

5. Missing HOA / Property Manager Info
If the property is part of an HOA, be sure to include the HOA or property manager’s contact information from the start.

Taking a few extra minutes to confirm these details can save days of delays, and a lot of frustration, for everyone involved.
