Seventy today, and I still get excited about what comes next.

Helping my clients make their next move, getting more involved in my community, and making time for family are all part of my Version 7.0. So is taking care of myself along the way.

I started this birthday at sunrise in Ocean City, New Jersey. Here’s what was on my mind.

Selling in Newtown or Yardley this fall? September’s Bucks County report shows more homes for sale than in August. That makes it worth thinking through an offer beyond its price. If a buyer asks for help with closing costs, I’d compare what you’d receive after that credit, selling expenses, and any mortgage payoff. Let’s work through the offer’s net proceeds.

Three straight losses have made for a frustrating stretch of Eagles football. Now Carolina comes to the Linc, and with so many key players missing, this is a real test of the team's depth and determination. I'm looking for a different kind of performance today. One that lasts from the opening kickoff to the final whistle. Go Birds!

When an appraisal arrives, what would you want explained beyond whether it met the purchase price? This is one part of the report I’d bring into that conversation.

Touring homes in Bucks County or the Philly area this fall? Smart cameras may capture conversations during a showing. That’s why I’d save your top price and offer strategy for a private discussion after we’ve left the property. Even a conversation near the front door may be within a doorbell camera’s range. Let’s keep your negotiating plans between us.

Here’s my fall property-tax reminder for Bucks County and Philadelphia homeowners. Pennsylvania’s Property Tax/Rent Rebate Program is still accepting applications for taxes paid in 2025. It’s worth checking if you’re an older homeowner, a widow or widower, or an adult with a disability. Income limits apply, and the deadline is December 31. Want me to send you the eligibility page?

A smooth private road is easy to like during a showing. What would you want to know about its upkeep five or ten years from now?

Buying a home this fall? That refrigerator you liked during the showing isn’t something I’d leave to an assumption. An October 14 reminder from the Pennsylvania Association of Realtors explains that the purchase agreement determines what stays. Before signing, I’d spell out which appliances are included and ask whether anything is leased. Want help making sure the agreement matches what you’re expecting?

An empty house deserves an extra question before inspection day: have any utilities been shut off? Have your agent check with the seller’s side while there’s time to coordinate. If service is off, ask the inspector what can be evaluated and what needs a later visit.
