While most agents only have access to 1 or 2 MLS, I have access to the 4 largest in the Hampton Roads/Richmond/Gloucester area, which is a big benefit considering that around 90% of buyers purchased their home through a real estate agent or broker and most buyer's agents are sending properties to buyers, with some Realtors like myself covering large areas. I can even direct buyers to 1 program with below-market rates where a buyer's credit score is not considered. Virtual tours & aerials come standard on my listings. I invite you to take a look at my current listings &/or recent listing sales. You'll find excellent photography, lots of detail to sell homes in the listings where I highlight the features, & more. My marketing is so effective that I would like to describe an exemplary listing where I received an offer $40,000 higher than the closed price of another agent. On that occasion, a listing of mine had 3 offers while I listed it. The seller went against my advice and rejected the highest offer. Shortly after they listed with another Realtor, convinced that I was not marketing the property enough despite marketing efforts that far exceeded that of a typical listing, likely in the top 5% of active marketing for homes. A year later, it sold through that other agent, one of the top agents in VA, for $40,000 less than the offer that they had rejected while I was the listing agent that I recommended that they not reject.
