Patience and persistence closed the deal! 🙌🏼
One look at this property and anyone could assume it would be simple to close; gorgeous panoramic views, single-level with a number of upgrades, and an outdoor setting straight out of a magazine. But, looks aren’t all what they seem.

Though we received multiple offers after the first open house (including some all-cash), the Sellers chose the highest offer, even though the Buyer needed financing to purchase. I advised my clients (Sellers) that we could have appraisal issues because the most recent comps had sold for considerably less, as they did not offer the same level of amenities as my client’s house. I also conveyed that this Buyer showed the most interest and would likely be the most committed to buying the house in the case of adversity.

Home inspection and repair negotiations went smooth. But then the appraisal came in... almost $140k below the contract price (14% lower)! 🤬 Needless to say, there were emotions on both sides; we were all in disbelief at such a wide discrepancy of value. After further negotiations, we agreed to give it another shot and order a second appraisal. Buyer’s agent and I prepared a package for the new appraiser to support the contract price; this appraiser also seemed to know the area a little better than the first one. Thankfully, the second appraisal came in at value!! 😌

What was supposed to be a 30 day escrow, ended up taking 45 days. A few hours ago, we were notified that the Buyer’s loan had funded and received confirmation of recording!! 🎉

I’m beyond happy for my clients as they wanted to get the most out of their home where they’ve spent the past 20 years. I’m also immensely grateful for their trust that I could get it done. Special thanks to the Buyer and Buyer’s agent for staying committed and patient through the process. Couldn’t have done it without them!

Words can’t express how we’re all feeling, hurting, because of the tragedy that took nine lives yesterday. My thoughts and prayers go out to the families involved; I can’t fathom the pain they’re going through. Life is incredibly short and we never know when it’s our time. Sadly, the pilot who was flying the aircraft on this fateful day happened to be the one who flew and I to Catalina about a year ago.

In all honesty, I have never been much of a basketball fan, but I greatly respect the passion, persistence and greatness that the Mamba demonstrated both on and off the court.

I was very fortunate to have interacted with Kobe, greeting his family and parking his cars as a valet. I’ll never forget when you shook my hand, smiled, and said “I appreciate you.” I talked about it for weeks.

You demonstrated that no matter how great an icon, one can still remain humble and show gratitude and appreciation for others. You inspired so many, including myself, to strive for greatness in everything one sets out to do. I’ll never forget that.

You, along with the eight others, will be sorely missed. So, so sad.
Kobe, I appreciate you.

🏡 JUST SOLD — Very excited to close escrow on this property in Cerritos and help my Seller client retire in Tennessee. The escrow was a bit rocky due to buyer’s unrealistic expectations and delays from their lender; Ultimately, we closed for a price that made my Seller happy, with favorable terms and conditions.
