These 5 questions can tell you a lot about who you’re sitting across from.

The right agent will answer them with confidence and specifics. Vague answers or talking in circles is information too.

A few worth paying attention to:

→ The list-to-sale price ratio tells you how close their sellers actually end up to asking price. And how often they promise a price in terms of beginning, then back pedal later.

→ Days on market tells you how well they price and position a home from the start.

→ The marketing plan question: Get details: platforms, timing, etc. The more specific, the better.

The last question might be the most telling of all. Every transaction has bumps. Experience shows in how an agent handles them.

I am dyingggg to try one of these bad boys 🤤

I’m also curious how they’ll stack up to the world famous Bristol Farms cookies 🤔 Anyone who knows those thick babies from Bristol Farms knows what I’m talking about. Life changing.

Anyway, back to Levain!!!! The legendary NYC bakery that’s been baking iconic oversized cookies since 1995 is officially coming to Newport Beach.

Look no further than Fashion Island (coming soon - opening date TBD) for those famous 6 oz chocolate chip walnut cookies, fresh artisanal breads, pastries, and more. 🍪

KIT Coffee’s newest location?

Haven’t been here since I was a kid & it was so fun & nostalgic!

Definitely recommend this as a sweet little activity. There were tons of families playing in the grass, people working on their computers inside & outside. A lil spot for everyone.

The mistake 👉

Expecting what you need / want to make from the sale, and ignoring what the market is actually saying.

What happens next is predictable

1. Early offers get passed on
2. Months of carry costs pile up
3. Price reductions start stacking
4. You start chasing the market downward, which almost guarantees you won’t make what you could have at the start

The fix is simple:
• Look at the comps with a realistic perspective + review current market conditions (not opinions)
• Know your exact monthly carry cost if the home sits

Then lay out the different potential routes with hard numbers. See what makes the most sense to you.
