A timely perspective on where mortgage rates may be headed following yesterday’s Fed announcement.

Mortgage rates don’t necessarily move in the same direction—or at the same time—as the Fed’s policy rate. Inflation expectations, Treasury yields and the bond market continue to play an important role.

And while 7% may be a useful benchmark in today’s market, it doesn’t mean 7% is the only rate available. Actual mortgage rates can vary depending on the loan program, borrower qualifications, points and other factors.

For buyers and homeowners, this is why it’s important to look beyond the headlines and understand both what’s happening in the broader mortgage market and what financing options may be available for their individual situation.

NAR Chief Economist Lawrence Yun reacts to the Federal Reserve's first rate hike in three years and why we can expect 7% mortgage rates as the new normal.

🏡 More financing flexibility for 2027

As a mortgage broker, I’m always looking for financing options that can help buyers maximize their purchasing power.

UWM has announced early access to increased 2027 conforming loan limits for conventional and VA loans, giving qualified borrowers an opportunity to take advantage of higher loan amounts before the official 2027 limits are released.

This could be especially helpful for buyers purchasing in higher-priced markets where financing options can make a meaningful difference.

If you’re considering buying or refinancing and would like to understand how the new loan limits may affect your options, feel free to reach out.

Don’t wait for the official 2027 conforming loan limits to be released. Offer increased loan limits on conventional and VA loans today with UWM and give your borrowers a huge advantage.

🏡 THE FED HAS MADE ITS SEPTEMBER DECISION

The Federal Reserve raised the federal funds target rate by 0.25 percentage point, bringing the range to 3.75%–4.00%, as it continues to focus on bringing inflation back toward its 2% goal.

What does this mean for homebuyers and homeowners?

It’s important to remember that the Fed does not directly set mortgage rates. Mortgage rates are influenced by a number of factors, including inflation expectations, Treasury yields, the bond market, and expectations about future monetary policy.

That means what happens next may be just as important as today’s announcement. How inflation, the economy, and financial markets respond in the weeks ahead can all play a role in where mortgage rates go from here.

For anyone thinking about buying, selling, or refinancing, staying informed can help you better understand your financing options as market conditions change.

🏦 FOMC DAY — ALL EYES ON THE FED

The Federal Reserve’s FOMC announcement is today, followed by Fed Chair Kevin Warsh’s press conference at 2:30 PM ET / 11:30 AM PT.

I’ll be listening closely to what the Fed says about inflation, the economy, and the direction of interest rates.

If you’re thinking about buying, selling, or refinancing a home, it’s worth paying attention. The Fed doesn’t directly set mortgage rates, but its decisions and outlook can influence the financial markets that affect them.
