What Is an Appraisal?
An appraisal is an independent report ordered by the lender to confirm a home’s value and basic condition before approving the loan.
FHA appraisals focus on safety, soundness, and livability NOT cosmetic upgrades.
In California, appraisers commonly look for items like missing handrails, peeling paint (especially in older homes), roof condition, working utilities, and overall habitability.
I’ll be there to guide you through it all. If any issues arise, they may require correction before closing and receiving the keys to your new home.
