📚 WORD OF THE WEEK: CONTINGENCY

Remember our buyers at 30 Northern Ave who just went under contract? Their offer had a contingency attached — and this week's word is here to tell you exactly what that means. 👇

A contingency is a condition that must be met for a real estate contract to move forward. If it isn't satisfied, either party can typically walk away without penalty.

Some common types:
✅ Sale contingency — the buyer's purchase depends on selling their current home first (this was our 30 Northern buyers!)
✅ Financing contingency — the deal depends on the buyer securing their mortgage
✅ Inspection contingency — the deal depends on the home passing inspection
✅ Appraisal contingency — the deal depends on the home appraising at or above the contract price

Contingencies protect buyers and sellers, but they also add moving parts to a deal — which is exactly why having the right agent to navigate them matters.
