Dave recalled his early NYC migrant years by saying “There is nothing more exciting than waking up in a new neighborhood and discovering the best of what that neighborhood has to offer (pizza, bagels, coffee, parks etc.)”. When Dave finally reached a professional level he settled down and fell in love with downtown Manhattan which continues to grow and develop into one of New York City’s most valued neighborhoods that continues to grow. PAST EXPERIENCE:
1.) United States Army Corps of Engineers, Realty Specialist: In December 2009, Dave joined The US Army Corps of Engineers as a Realty Specialist where he continues to manage their New York & New Jersey leased portfolio. Specialized experience at the GS-12 is defined as:
• Ensure federal realty policies are adhered to during the planning and acquisition of real property.
• Obtain appraisals, maps, and legal descriptions from the District to advise non-federal entities.
• Act as a land representative for the government in negotiating with owners of real estate for the acquisition of property.
• Prepare letters of interest and draft offers to purchase.
• Make recommendation based on factors affecting value of property to be acquired.
• Acquisition of real estate interests (i.e. licenses, leases, permits, rights of entry);
• Negotiating and preparing leases/contracts;
• Disposal of properties;
• Performing property surveys.
2.) Northfield Community Local Development Corporation: From November 2004 – November 2009, Dave worked as the lead Real Estate Project manager at the Northfield Community Local Development Corporation (LDC). Dave spent his time at the LDC- building, renovating, selling, and buying foreclosed homes on Staten Island. Inspecting properties and validating building surveys for the NYC Department of Housing Preservation & Development (HPD) was also a key responsibility. As a dual role Dave served as a certified HUD counselor and has helped hundreds of first time home buyers and owners take advantage of subsidized mortgages and home repair loans. He administered NYC HPD’s first time home buyer down paying assistance program on Staten Island to qualified buyers. Lastly, Dave assisted in building lasting relationships between building owners and section 8 renters to increase the benefits of affordable housing for both the owner and renter.
