1. The rental market moves in DAYS — not weeks. If you're remote-searching, you need a trusted local contact who can tour for you.

2. NYC neighborhoods are hyperlocal. Two blocks can mean $500/month difference in rent and a completely different lifestyle. Get specific before you search.

3. Broker fees are real here. Budget for up to 1 month's rent as a broker fee in many situations. It's part of the market.

4. You'll need strong income documentation. 40x the monthly rent is the standard threshold — have your docs ready before you search.

5. The co-op board approval process is unlike anything you've experienced. If you're buying, this adds time and documentation. Your agent should guide you through it.
